Radiance Floresta

Radiance Floresta stands on Chikkagubbi Main Road in Chikkagubbi Village, pincode 560077, just off Hennur Main Road on the north-east side of Bengaluru. Most of your daily trips will begin by driving up to Hennur Main Road and continuing from there towards work, school or the shops.

The developer has not published distances or drive times to any office, school, hospital or station, so we do not quote any here. Instead, check the journeys that matter to your household yourself. Drive to your workplace at your normal hour, return in the evening peak, and try the school run on a weekday morning.

Pay attention to the stretch between Hennur Main Road and the gate, since that short link is the part you will use every single day. Note its width, lighting and condition after rain, and how easily a cab or delivery rider can find the entrance. Look for the nearest grocery store, pharmacy and hospital. A small community of 65 homes keeps traffic at the gate light, which is one advantage over the big towers nearby.

Radiance Floresta was built in three layouts, all now sold out by the developer. Two are villaments, duplex homes of about 2,391 and 2,393 sq ft, so they are practically the same size. The third is a penthouse of about 2,496 sq ft on the top floor. Each is described as 3.5 BHK. Sizes are quoted as built-up area; ask the seller for the carpet area printed in the sale deed.

With no developer price in play, you negotiate with each owner. Floor, facing, terrace and the finish of the interiors will all affect the figure. A completed unit with its occupancy certificate carries no GST on resale. Stamp duty and registration are due on the agreed value. Because a villament sale includes a share of the land, confirm how the deed records it. Before you agree, have the following set out in writing:

• Agreed price and the car parking that comes with it
• Terrace or outdoor area included, if any
• Transfer fee charged by the association
• Maintenance deposit and the monthly charge
• Any dues pending on the unit
• Stamp duty and registration on the full value

Radiance Floresta is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/060424/006781. Search that number on the state portal, rera.karnataka.gov.in, to see the promoter's details, the approved plan and the filings made at completion. The portal also lists any complaints lodged by buyers.

Because every home is now sold by its owner, the purchase closes on a fresh sale deed with that owner. Ask for these papers before you pay an advance:

• Occupancy certificate for the building
• The seller's registered sale deed, showing the unit and land share
• Encumbrance certificate proving there is no loan on the unit
• Khata in the seller's name and the latest tax receipt
• No-dues letter from the association or the developer
• Approved plan showing any terrace attached to the unit

If the seller still has a home loan, arrange for the bank to release the original deed at registration. After the sale deed is registered, transfer the khata, the electricity account and the association membership to your name.

Radiance Floresta covers 2 acres, with 65 homes in buildings of four floors. That makes the community small and fairly close-knit. In a layout like this, which floor your duplex starts on and which way it faces decide how much light and privacy you get. Ask for the site plan and check where the unit you are offered is placed.

A morning might begin on the yoga deck, then move to the gym or a swim. There are two ways to swim here: a regular pool and an infinity pool. Younger children have their own shallow pool, a play area and a sand pit, which makes the facilities unusually friendly for families with toddlers.

On rainy afternoons the indoor games room, with table tennis and a pool table, keeps teenagers busy. The multipurpose hall handles birthdays and community gatherings, and an association room gives residents a place to meet and run the community. As possession only began in 2026, ask which of these facilities are complete and open, and what the monthly maintenance charge covers.
