Radiance Majestic

Radiance Majestic has its towers on Janaki Nagar's Lamech Street, a residential pocket of Alwartirunagar within Valasaravakkam, Chennai 600087. This is a settled part of west Chennai, placed between Porur and Vadapalani. Arcot Road carries most traffic into town. The neighbourhood already has its schools, hospitals and shops, so you are not waiting on future development.

Life in an established area feels different from life on a new corridor. Daily errands are short trips, and the local streets are already built up and busy. The developer has not published distances to offices, stations or specific schools, so we do not quote any.

Since the towers are finished, you can test the location properly. Leave from the gate at your usual hour and time the drive to your workplace, then make the evening trip home. Arcot Road can be slow at peak hours, so try it on a weekday. If your children will change schools, time the morning run too. Walk Lamech Street after dark to see how quiet it is, and check where guests can park. Ask residents about water supply in summer.

Radiance Majestic offers four layouts, all quoted as built-up area. The two-bedroom flat is about 936 sq ft, starting at Rs. 1.08 Crore, a good fit for a couple or a small family. The two-and-a-half-bedroom plan is about 1,366 sq ft, starting at Rs. 1.54 Crore, with a small extra room for a study. Three bedrooms take about 1,666 sq ft, starting at Rs. 1.89 Crore. The four-bedroom flat is about 2,436 sq ft, starting at Rs. 2.75 Crore.

The smallest plan works out to about Rs. 11,500 per sq ft, and the larger ones to about Rs. 11,300. All are onwards prices, so floor and facing will add to them. Carpet areas have not been published; ask for them.

A completed flat with its completion certificate carries no GST. Stamp duty and registration apply to every purchase. Ask for a cost sheet with:

• Base price, the area it is charged on, and the carpet area
• Floor-rise and facing premiums
• Car parking and the number of bays
• Clubhouse fee, corpus fund and maintenance deposit
• Confirmation that no GST is charged
• Stamp duty and registration on the full value

Radiance Majestic has no Tamil Nadu RERA registration number published for this project. Ask Radiance Realty for it and look it up on the TNRERA portal, checking the promoter name, the count of 234 homes and the completion date on file.

Since the towers are finished, your purchase is of a completed home. Before you pay a booking amount, ask for:

• The completion certificate for your tower
• The approved building plan showing your flat
• Title documents for the 2.54 acres and an encumbrance certificate
• The draft sale deed, with the flat number, carpet area and undivided share of land
• The parking allotment letter
• The list of banks that have approved the project for home loans

A completed flat is registered by sale deed rather than an agreement for sale, so have a lawyer read the draft before registration. Check that the flat number, tower and area match across every paper. After registration, move the property tax account and the electricity connection to your name. Then join the owners' association, and ask for the handover file on lifts, pumps and generators.

Radiance Majestic covers 2.54 acres, with two towers capped at 15 floors and 234 homes between them. The shared spaces are spread between and around the towers. The share of open land has not been published. As the project is complete, you can see the grounds as built instead of relying on renders.

A morning could start on the jogging track or with a session on the activity and yoga deck. The gymnasium and swimming pool cover the rest of the fitness routine. If you work from home, the business centre gives you a desk and a quiet room for calls, away from the family.

After school, children have a play area and sports courts, and the landscaped gardens are the natural meeting place for parents. On weekends, the mini theatre suits a film with neighbours, and the games room covers a rainy afternoon. The multipurpose hall and clubhouse take birthdays and family functions. Ask the facility manager which of these are open now and how bookings work. Also ask what the monthly maintenance charge covers, since a pool and theatre add to running costs.
