Radiance Platinum

Radiance Platinum stands on 2nd Main Road in S.T. Bed, part of 1st Block Koramangala, pincode 560034. Few Bengaluru neighbourhoods are as well known as Koramangala, which mixes homes with offices, startups, restaurants and shops. For many residents, a meeting, a meal out or a school pickup can be a short trip rather than a cross-town drive.

When you do head further, the Outer Ring Road, Indiranagar and HSR Layout can all be reached by road. The developer has not published distances or drive times to any of them, or to specific schools and hospitals, so we do not quote figures here. Drive your own commute at the hours you would actually travel before deciding.

Living in the centre has its own trade-offs. Streets in Koramangala can be crowded, parking is tight and evenings can be noisy near busy roads. Walk the lanes around 2nd Main Road on a weekday evening and at the weekend. Check how cars enter and leave the basement, and how many parking bays come with each flat.

Radiance Platinum offers five plans, quoted as built-up area. The three-bedroom homes are about 2,286 sq ft at Rs. 3.90 Crore, about 2,296 sq ft at Rs. 3.92 Crore and about 2,319 sq ft at Rs. 3.96 Crore. The four-bedroom homes are about 3,056 sq ft at Rs. 5.18 Crore and about 3,064 sq ft at Rs. 5.20 Crore. Each of these works out to about Rs. 17,000 per sq ft. Carpet areas have not been published, so ask for them.

What you pay on top depends on the stage of your unit. A flat with its occupancy certificate carries no GST; one still being completed carries GST on the construction portion. Stamp duty and registration apply to every purchase. Ask for a cost sheet that includes:

• Base price, the area charged and the carpet area
• Floor-rise and facing premiums for your unit
• Car parking bays in the basement or stilt
• Clubhouse fee and the maintenance deposit
• GST, if it applies, shown on its own line
• Stamp duty and registration on the full value

Radiance Platinum has no RERA registration number published by the developer. Ask Radiance Realty for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promoter's declared completion date, the clearest way to settle whether the ready-to-move label or the May 2027 date is correct.

If your tower already has its occupancy certificate, the purchase closes on a sale deed. Ask for:

• The occupancy certificate for your tower
• The sanctioned building plan showing your flat
• Title documents and an encumbrance certificate for the 1.24 acres
• Khata details and the latest property tax receipt
• A draft of the sale deed

If the tower is still being completed, you are buying under construction. Then ask for the RERA certificate, the approved plan and an agreement for sale that fixes the handover date and links each payment to a construction stage. At handover, register the sale deed and have the khata transferred into your name.

Radiance Platinum is two 13-floor towers on 1.24 acres, with 62 families in all. That is a small group for a building this tall, so lifts, lobbies and the pool should rarely feel crowded. Ask for the site plan to see how the towers, clubhouse and garden share the ground. Images are renders as planned by the developer until you see the built spaces.

A morning could open on the yoga and meditation deck or the jogging track, followed by the gymnasium or a swim. Children have a play area and landscaped gardens close to home, and the indoor games zone covers rainy afternoons. When work runs late, the spa, steam room and sauna are there to unwind.

Weekends can mean a film in the mini theatre, a barbecue in the BBQ garden, or a family function in the multipurpose hall. The clubhouse ties these spaces together. Given the question over possession, ask which facilities are finished and open today, and what the monthly maintenance charge will cover once all 62 homes are occupied.
