Radiance Rajshri stands at plot number 57, door number 16, Cres Park Street, in the T Nagar area of Chennai 600017. T Nagar is among the city's best-known central neighbourhoods, known for its shops as much as its homes. Cres Park Street is a smaller residential street rather than one of the crowded shopping roads.

Living here means many daily needs are a short walk or auto ride away. The trade-off in any central area is traffic and parking, especially on weekends when shoppers crowd the main streets. The developer has not published distances to stations, schools or hospitals, so we do not quote any.

Since the building is finished and occupied, you can test the street before buying. Visit on a weekday morning and time your drive to work, then return in the evening rush. Come back on a Saturday afternoon to see how the nearby roads cope with shopping crowds. Ask the seller how many parking bays go with the flat and where guests can park. A chat with a resident will tell you about water supply and power cuts in the area.

Radiance Rajshri has one layout for all eight homes: a three-bedroom flat of about 1,606 sq ft built-up, which the developer calls Ultra Premium. Carpet area was not published. With size fixed, the flat you choose comes down to its floor, its facing, its parking and how well it has been kept since 2023.

The developer has sold every flat, so there is no current price list. The asking price is set by the owner. Compare it with recent sales of three-bedroom flats in T Nagar rather than with the original launch figure, and have an independent valuer look at the specific floor.

A completed flat carries no GST. Stamp duty and registration are due on the sale value. Before you agree a figure, ask for:

• Built-up and carpet area as stated in the sale deed
• The floor and facing of the flat
• Parking bays that pass with the sale
• Current maintenance charge and pending dues
• The owners' transfer fee
• A loan closure letter, if the flat is mortgaged

Radiance Rajshri has Tamil Nadu RERA registration TN/29/Building 0356/2018 on file. Search for it on the TNRERA portal and confirm that the promoter, the building and the count of eight homes match. On a resale flat, the completion and title papers decide whether the deal is safe.

Before any token payment, ask the seller for:

• The completion certificate for the building
• The approved building plan showing the flat
• The seller's registered sale deed and the earlier deeds in the chain
• An encumbrance certificate for the period your lawyer advises
• The latest property tax receipt and electricity bill
• A no-dues letter from the owners
• A loan closure letter and original papers, if a loan was taken

Confirm the undivided share of land attached to the flat, which in central T Nagar is a large part of what you pay for. Have a lawyer match the plot number, door number, flat number and area across every document. At registration, the sale deed is made in your name. Then move the property tax account and electricity connection to yourself.

Radiance Rajshri is a single four-floor building with eight homes, about two on each floor. The land is given as one acre. There are no towers or wings, so you share one lift and a short lobby with a few families. Since the building is complete, you can see it as it stands rather than as a render.

The shared features cover safety and convenience. An automatic lift from a known brand serves every floor. Guards are on duty round the clock, an intercom connects the gate to each flat, and CCTV watches the key points. No pool, gym, clubhouse or play area has been listed, so plan to use parks and gyms nearby.

Inside, the living and dining floors are finished in large vitrified tiles, with anti-skid tiles in wet areas and weatherproof tiles on the terrace. During a power cut, backup keeps 1,000 W running in each flat, while the common areas get backup only for essential points. With eight owners sharing costs, ask the association how the lift contract and security are paid for, and look at a year of accounts.
