Radiance Varam

Radiance Varam lies at Arasur Junction on the NH45 highway between Trichy and Chennai, close to VRS College, in Villupuram district. No full street address, pincode or distances have been published. What the location does give you is highway frontage, which makes the site easy to reach by road.

Life beside a highway junction cuts both ways. You get buses and road links in both directions, and land near a junction can carry value for shops as well as homes. You also get the noise and dust of heavy traffic, which will be heavier on plots near the road.

Since the developer names only the junction and the college, test the rest yourself. Drive to Villupuram town and time the trip. Find the nearest school, clinic and market, and see how far each is.

Visit on a weekday and at night. Watch how easily you can cross or turn off the highway into the layout, which is the move you would make every day. Also note what lies around the site, farmland, homes or businesses, since that tells you how the area may change.

Radiance Varam sells land, measured as plot area. Sizes run from 530 sq ft at the smallest to 2,420 sq ft at the largest. How many plots fall in each size has not been published, so ask for the full plot schedule with dimensions and facing.

The smallest plots start at Rs. 4.51 Lakhs, which works out to close to Rs. 850 a sq ft. No price has been published for larger plots, and the rate may differ by size, corner or frontage. Get a written quote for the exact plot you want before comparing.

There is no GST on the land itself. Tamil Nadu stamp duty and registration are charged on the sale value. Your house is a second budget, and a construction contract may attract GST. Ask for a cost sheet that lists:

• Plot price and the exact area in sq ft
• Any premium for corner or highway-facing plots
• Development or infrastructure charges
• Charges for power and water connections
• Maintenance, if collected
• Stamp duty and registration

Radiance Varam is registered with the Tamil Nadu RERA authority as TN/04/LAYOUT/9196/2022, dated 25 November 2022. Look it up on the TNRERA website and check that its current status, the survey numbers and the plot count match the brochure.

With plots, the land papers matter most. Before you pay an advance, ask for:

• The order converting the land from farm to residential use
• The approved layout plan, with your plot marked
• Any release order freeing your plot for sale
• An encumbrance certificate for your plot's survey number
• Title documents showing the seller's clear ownership
• A draft sale agreement with the plot's size and boundaries

Have a local lawyer read these and match the survey numbers across every document. On a site visit, confirm that the plot's boundary stones match the layout drawing.

When you register, the sale deed must carry the exact plot number and dimensions. After that, apply for the patta in your name and pay the property tax. You will need both before you can get a building plan approved.

Radiance Varam divides 8.81 acres into 209 plots, with blacktop roads running between them and street lights powered by solar panels. A precast compound wall runs around the layout, with a gate at the entrance. The open-space share has not been published.

This is a plain, practical layout. There is no clubhouse, pool or gym in the plan. Room is reserved for an electrical transformer and a raised water tank, which will supply power and water to the plots once houses come up.

For families, the one shared facility is a play area for children, where the youngest can play within the gate while parents build or settle in. Everything else, from groceries to schools, will be outside the wall, so daily life will depend on what the surrounding area offers.

These facilities are as planned by the developer and still being built. Ask for the approved layout plan and see where your plot lies in relation to the gate, the play area, the water tank and the highway. On a layout of this kind, that position will shape both daily life and the price you can sell for later.
