Ramky Fortuna stands at Sonnenahalli in Krishnarajapuram, pincode 560049, close to Whitefield in east Bengaluru. This is an established part of the city, so schools, hospitals and shops are already in the area rather than planned. No distances to specific places have been published, so we do not quote any.

For most residents the day will revolve around the east's office belt. Roads link the site to Marathahalli, the ITPL campuses and the Outer Ring Road. For trips out of the city, there is a railway station in Krishnarajapuram. Drive your own route to work at the hour you would leave, and do the return run in the evening.

A campus of eleven towers sends a lot of traffic out of one site at peak hours. Ask where the gates open, how the approach road handles school and office traffic, and how many parking bays come with your home.

Inside the gate, retail spaces are planned, which could cover some daily needs without a drive. Ask which shops are open today and which are still to come. Walk the lanes around the site after dark too, to judge lighting and noise.

Ramky Fortuna gives all its sizes as built-up area. At Rs. 80 Lakhs for roughly 624 sq ft, the 1 BHK works out to about Rs. 12,800 per sq ft. The 2 BHK, roughly 1,059 sq ft, starts at Rs. 1.27 Crore, near Rs. 12,000 per sq ft. For roughly 1,268 sq ft and two bathrooms, the 2.5 BHK starts at Rs. 1.55 Crore. Each 3 BHK has three bathrooms; the 1,484 sq ft plan starts at Rs. 1.86 Crore and the 1,610 sq ft plan at Rs. 2.04 Crore.

Carpet areas have not been published, so ask for them before comparing with other projects. In 19-floor towers the floor and facing can change the price of one plan noticeably, so get unit-wise figures.

What you pay on top depends on the true stage of your tower. A home with its occupancy certificate carries no GST; one still being finished carries GST on the construction portion. Stamp duty and registration apply to every purchase. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking and bays included
• Clubhouse fee and maintenance deposit
• GST, if it applies, on its own line
• Stamp duty and registration

Ramky Fortuna has no RERA registration number published for this project. Ask Ramky Estates for it and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry shows the completion date the developer declared, which is the cleanest way to reconcile a ready-to-move label with a March 2027 handover.

Your first question is whether your tower has its occupancy certificate. If it does, ask for:

• Occupancy certificate for the tower
• Sanctioned plan showing your unit
• Title documents and an encumbrance certificate for the 11 acres
• Khata for the flat and the latest tax receipt
• A draft sale deed

If the tower is not yet certified, you are buying an under-construction home. Then ask for the RERA certificate, the approved building plan and an agreement for sale stating the handover date and a payment plan tied to construction milestones. Look for the clause on delay compensation. At handover, collect the occupancy certificate, the registered sale deed and the khata in your name. Have a lawyer read the title papers first.

Ramky Fortuna spreads eleven towers, the tallest at 19 storeys, over 11 acres, grouped around shared open ground. The share of open space has not been published, so ask for the site plan and see how far your tower is from the clubhouse and gardens. Images you are shown may be renders as planned by the developer.

The centre of daily life is a clubhouse of 50,000 sq ft. A morning could start with laps in the Olympic-size pool, a session in the gymnasium or a quiet hour of meditation or yoga on the lawn. If you work from home, the business centre and library give you somewhere to go, and a concierge desk handles visitors and deliveries.

Small children have a creche and more than one play area, and older ones can use the skating track and the sports courts. The jogging track circles the gardens. Dog owners get a pet park, which few campuses offer.

Evenings might mean the indoor games area or a film in the rooftop mini theatre. The multipurpose party area takes care of birthdays. Ask which of these are running today, and what the monthly maintenance will be for a clubhouse this large.
