Ramky Nextown

Ramky Nextown has its postal address at Isnapur, Patancheru, Hyderabad, Telangana 502307. Patancheru is on the western side of the city, a belt where factories and homes grow up side by side. That mix shapes daily life here, so it is worth seeing the area with your own eyes rather than on a map.

The developer has not published distances to offices, stations, schools or hospitals, and we do not guess at them. Plan your own test run instead. Leave the site at the hour you would normally set off for work and time the journey. Then do the return trip in the evening rush, when the roads are at their slowest.

A few things are worth checking on that visit. Look at the approach road and whether it can carry the traffic of 550 households. Note what is running nearby and whether any unit could affect air, noise or water. Find the nearest grocery store, clinic and school you would actually use. The 502307 pincode covers a wide stretch, so pin the exact plot on a map before you compare it with other projects.

Ramky Nextown has two-bedroom flats only. You choose between two plans quoted as built-up area: about 1,000 sq ft from Rs. 55.9 Lakhs and about 1,010 sq ft from Rs. 56.4 Lakhs. On the smaller plan the rate comes to about Rs. 5,600 per sq ft. Carpet areas have not been published, and they tell you how much floor you can actually use, so ask for them.

Because the two plans are almost the same size, floor level and facing will move your price more than the plan does. Ask for the rate on the exact unit you like, not the starting figure. As the homes are under construction, GST applies on top of the price, and stamp duty and registration are payable on every purchase. Payments are usually tied to construction stages, so check the schedule against progress on site.

Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking charge and whether it is covered
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration

Ramky Nextown has no RERA registration number published for this project. Ask Ramky Estates for it and look it up on the Telangana RERA (TS-RERA) portal before you hand over a booking cheque. The entry will show the approved plans, the land details and the completion date the developer has declared, which you can hold against the December 2027 promise.

Because the towers are still being built, there is no occupancy certificate yet. At this stage, ask for:

• The RERA registration certificate for your tower
• The sanctioned building plan showing your flat
• Title documents for the 7 acres and an encumbrance certificate
• The latest property tax receipt for the land
• A draft agreement for sale with the handover date and payment schedule

Read the agreement for what happens if the handover slips, and whether the developer pays anything for the delay. When your flat is ready, collect the occupancy certificate for the tower and register the sale deed. Then have the property tax record moved into your name, which is the local counterpart of a khata transfer.

Ramky Nextown places three ten-floor towers on 7 acres, with the shared facilities laid out around them. The developer has not published how much of the land stays open, so ask for the approved site plan. Treat any pictures you are shown as renders, as planned by the developer, until the spaces are built.

Picture an ordinary weekday. You could start with a class in the yoga and meditation space, or a session in the gymnasium, then a swim before work. If you have a small child, the creche is inside the complex, next to a play area for older children. On the way home a pharmacy and retail space save you a trip out for small errands.

Evenings and weekends move outdoors. There are several sports courts, landscaped gardens for a walk, and an amphitheatre for community events. The clubhouse holds an indoor games area for the monsoon, a spa and salon space, and a party hall for birthdays and family functions. With 550 homes sharing these, ask which facilities will open with the first tower and which will come later.
