Ramky One Harmony

Ramky One Harmony stands on Survey No. 159/P in Bachupally, a short way from Jagan Studio, pincode 500090. The project is filed under Pragathi Nagar, the neighbouring locality, and both names are used for this part of north Hyderabad. The studio is the easiest landmark to give a cab driver or a delivery app.

The developer has not published distances to offices, stations, schools or hospitals, and we do not guess at them. Instead, run your own trial. Leave the site at the hour you would head to work and time the drive. Repeat the trip in the evening, when roads are slowest. If you have children, try the school route on a weekday morning.

Spend a little time on foot around the gate too. With 803 homes on one plot, the approach road will carry a lot of traffic at peak hours, so see how it copes today. Find the grocery store, pharmacy and clinic you would rely on, and ask where visitor and delivery vehicles are meant to wait. The pincode covers a wide area, so fix the exact plot on a map before you compare projects.

Ramky One Harmony gives all its sizes as built-up area. Two-bedroom flats come in about 1,155 sq ft from Rs. 92.4 Lakhs and about 1,160 sq ft from Rs. 92.8 Lakhs. The 2.5 BHK, two bedrooms plus a smaller room, is about 1,295 sq ft from Rs. 1.03 Crore. Three-bedroom flats measure about 1,390 sq ft from Rs. 1.11 Crore and about 1,540 sq ft from Rs. 1.23 Crore. The 3.5 BHK is about 1,585 sq ft from Rs. 1.26 Crore.

The entry rate is about Rs. 8,000 per sq ft, and the 3.5 BHK comes to a similar figure. Carpet areas have not been published; ask for them. GST depends on the stage question: none on a flat that already has its occupancy certificate, payable on one still being finished. Stamp duty and registration apply to every purchase.

Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor and facing premium
• Car parking charge and number of bays
• Clubhouse fee and maintenance deposit
• GST, if any, on its own line
• Stamp duty and registration

Ramky One Harmony has no RERA registration number published yet. Ask Ramky Estates for it and check the entry on the Telangana RERA (TS-RERA) portal. The completion date declared there is the cleanest way to square the ready-to-move label with the January 2027 possession date.

Your first question is whether your tower holds an occupancy certificate. If it does, ask for:

• The occupancy certificate for the tower
• The sanctioned building plan showing your flat
• Title documents for the 8.1 acres and an encumbrance certificate
• A no-dues letter for tax and maintenance
• A draft sale deed

If the tower has no certificate yet, you are buying under construction. Then ask for the RERA certificate, the approved plan and an agreement for sale with the handover date, the payment stages and the delay clause. In both cases, finish with a registered sale deed and have the property tax record moved into your name. That transfer is the local counterpart of a khata.

Ramky One Harmony spreads seven towers of nine floors over 8.1 acres, with the clubhouse and gardens laid out between them. The share of land kept open has not been published, so ask for the approved site plan and walk the grounds. Treat pictures as renders, as planned by the developer, unless you can see the space built.

An early start could mean yoga or meditation in the space set aside for it, a session in the gymnasium or a swim. If you work from home some days, the business lounge offers a desk and a meeting space away from the flat. Retail spaces within the project cover small errands, so a missing loaf of bread does not need a drive.

In the evening, children head for the play area while adults walk through the landscaped gardens. The games room is there for the monsoon, and the spa and salon save a trip out. The open-air amphitheatre and the multipurpose hall host festivals, meetings and family functions. With 803 households sharing them, ask how bookings work and which facilities are already open.
