Ramky One Karnival

Ramky One Karnival stands at TNR Golden Mile, Shikaripalya, pincode 560100, within Electronic City. This is the southern tech belt of Bengaluru, built around an electronics industrial park of about 332 acres. Roughly 200 IT and ITES firms work out of it, so for many residents the office is close to home.

That short commute is the main reason to live here. If you work in the park, you may be able to reach your desk without ever joining the heavy traffic heading into the city. Time the trip yourself at your usual hour, including the wait at the gates.

Trips into central Bengaluru use the elevated expressway, about 9.985 km long, which runs to Silk Board Junction. Beyond that point the roads are busy at peak hours, so try the drive in both directions before deciding.

Across Electronic City you will find banks, malls, hospitals, schools and colleges, and retail spaces are planned inside the campus. No distances from the gate to any specific place have been published, so we do not quote them. Walk the approach road after dark to check lighting and footpaths.

Ramky One Karnival offers five layouts in Phase 2, all with two bathrooms and all given as built-up area. The smaller two-bedroom plan, roughly 1,105 sq ft, starts near Rs. 82 Lakhs, about Rs. 7,400 per sq ft. The other, roughly 1,160 sq ft, starts near Rs. 85.8 Lakhs.

Three-bedroom plans come in roughly 1,235, 1,355 and 1,415 sq ft, with starting prices of Rs. 91 Lakhs, Rs. 99.4 Lakhs and Rs. 1.03 Crore, about Rs. 7,300 per sq ft on the largest. A rate of Rs. 3,600 per sq ft also appears in the published details, which does not match these prices, so ask for today's rate in writing.

A home with its occupancy certificate carries no GST. Stamp duty and registration apply to every purchase. Ask for a cost sheet that lists:

• Base price and the area it is charged on, plus the carpet area
• Floor-rise and facing premiums
• Car parking and bays included
• Clubhouse fee and maintenance deposit
• Stamp duty and registration on the full value

Ramky One Karnival states BBMP/BDA approval for the project. No RERA registration number has been published, so ask Ramky Estates for it and search the Karnataka RERA website, rera.karnataka.gov.in, where Phase 2 may carry its own entry.

Because the homes are finished, the documents to collect are those that prove the flat was built as approved and that the title is clean. Ask for:

• Occupancy certificate for your block in Phase 2
• Sanctioned building plan showing your flat
• Title deeds and an encumbrance certificate for the 10.5-acre site
• Khata for the flat and the latest tax receipt
• Draft sale deed and the owners' association bye-laws

Check which authority approved the plan, since the approval stamp on the plan should match the stated approval. If you take a home loan, see whether your bank has already approved the project. At handover, register the sale deed in your name and move the khata, power and water accounts to yourself. Have a property lawyer read the title papers before paying.

Ramky One Karnival covers 10.5 acres with 503 homes, and Phase 2 adds two blocks, the taller rising 14 storeys. The share of open space has not been published, so ask for the site plan to see how the blocks, the clubhouse and the gardens share the ground. Images shown to you may be renders as planned by the developer, so compare them with what is built.

A morning here could start on the jogging track or with a swim, then a session in the gym at the clubhouse. The meditation hall gives a quieter start to the day. After school, children head to the play area, while older ones use the basketball court and the other outdoor courts.

On a wet day the games room and the activities area keep everyone busy. Birthdays and family gatherings go to the party area, and landscaped gardens give you a place to walk after dinner. Retail spaces inside the gate should cover some small errands.

With two phases sharing one set of facilities, ask how the clubhouse and pool are managed, what the monthly maintenance is, and whether every facility is open today.
