Ramky One Orbit

Ramky One Orbit sits in Nallagandla, Serilingampalle mandal, pincode 500019, right beside Ramky One Galaxia. That puts you in the Gachibowli area of west Hyderabad, a part of the city many people choose to be near their offices. Since a finished project stands next door, you can see what the surroundings look like with homes already occupied.

The developer has not published distances to offices, schools, hospitals or stations, and we do not guess at them. Time your own commute instead. Leave from the site at the hour you would start work and note how long the drive takes. Repeat it in the evening rush, then once more on a weekend to see the difference.

Talk to a few residents of the neighbouring project, since they already live with the same roads and shops. Ask them where they buy groceries, which clinic they use and how long the school run takes. Look at the approach road too, since 518 new households will add to the traffic it already carries. Check where the main gate of this project will open and where visitors will park.

Ramky One Orbit gives all its sizes as built-up area. The two-bedroom flats measure about 1,180 sq ft from Rs. 95 Lakhs and about 1,255 sq ft from Rs. 1.01 Crore. The 2.5 BHK comes in four plans between about 1,320 and 1,420 sq ft, priced from Rs. 1.06 Crore up to Rs. 1.14 Crore. Seven three-bedroom plans range between about 1,505 and 1,855 sq ft, priced from Rs. 1.21 Crore up to Rs. 1.48 Crore.

The rate is close to Rs. 8,000 per sq ft at both ends of the range. Carpet areas have not been published; ask for them for every plan you shortlist. Because the homes are under construction, GST is charged on top, and stamp duty and registration are payable on every purchase. Payments are usually tied to construction stages, so track progress on site.

Ask for a cost sheet that covers:

• Base price and the area it is charged on
• Floor-rise and facing charges
• Car parking and number of bays
• Clubhouse fee and maintenance deposit
• GST on its own line
• Stamp duty and registration

Ramky One Orbit has no RERA registration number published yet. Ask Ramky Estates for it and check the entry on the Telangana RERA (TS-RERA) portal before you pay. Compare the completion date declared there with the 2028 figure in the sales material, since only the portal date is binding.

With the towers still under construction, ask for:

• The RERA registration certificate covering your tower
• The sanctioned building plan showing your flat
• Title documents for the 5.25 acres and an encumbrance certificate
• The latest tax receipt for the land
• A draft agreement for sale with the payment stages, handover date and delay clause

Read how the agreement treats a late handover and whether any compensation is set out. When your flat is complete, take the occupancy certificate for your tower and register the sale deed. Then have the property tax record moved into your name, the local counterpart of a khata. Keep a receipt for every stage payment you make along the way.

Ramky One Orbit is planned as four towers with a 14-floor maximum on 5.25 acres, served by two clubhouses rather than one. The share of land kept open has not been published, so ask for the approved site plan. Treat the renders you are shown as planned by the developer, since nothing is finished yet.

A weekday could start with an aerobics or meditation session, or a workout in the gymnasium, followed by a swim. Parents of small children can use the creche, and there is a play area for older ones. Retail spaces inside the gates take care of small errands on the way home.

Evenings bring out the sports. There are several courts at ground level and a futsal court on the roof, and a jogging track loops through the landscaped gardens. The indoor games room takes over in the monsoon, and the multipurpose hall suits birthdays, meetings and festival events. Ask which of the two clubhouses will open first, and which facilities will be ready by the time your tower is handed over.
