Ramky One Symphony

Ramky One Symphony opens onto NH65, in the Patancheru Industrial Area of Patancheruvu, pincode 502300. You would live on the national highway at the western edge of Hyderabad, in a belt where factories and housing grow side by side. The highway gives you a direct road in and out, and it also brings heavy traffic.

The developer has not published distances to offices, stations, schools or hospitals, and we do not guess at them. Because the project is finished, you can test real life here. Leave the gate at the time you would go to work and time the journey. Drive back in the evening rush as well, since highway traffic can change a lot by the hour.

Walk around the neighbourhood too. The industrial area name is worth taking seriously, so note what runs nearby and whether any unit could affect noise, air or water. Find the grocery store, clinic and school you would use. With 1,452 households, ask residents how long it takes to get out of the gate at peak times and where visitors park.

Ramky One Symphony gives all its sizes as built-up area. Two-bedroom flats come in about 1,040 sq ft for Rs. 69 Lakhs and about 1,065 sq ft for Rs. 70 Lakhs. With a study, the plans grow to about 1,235 sq ft for Rs. 81 Lakhs and about 1,265 sq ft for Rs. 83 Lakhs. Three-bedroom flats with two toilets are about 1,365 sq ft for Rs. 90 Lakhs and about 1,410 sq ft for Rs. 93 Lakhs. With three toilets, they are about 1,535 sq ft for Rs. 1.01 Crore and about 1,585 sq ft for Rs. 1.04 Crore.

Every plan works out to roughly Rs. 6,600 per sq ft. Carpet areas have not been published; ask for them and measure the rooms on your visit. On a home that already holds its occupancy certificate, GST does not apply. Stamp duty and registration are payable on every purchase.

Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor and facing premium for the exact flat
• Car parking and number of bays
• Clubhouse fee and maintenance deposit
• Any dues pending on the flat
• Stamp duty and registration

Ramky One Symphony does not yet show a published RERA registration number. Ask Ramky Estates for it and check the entry on the Telangana RERA (TS-RERA) portal. The declared completion date there should line up with the handover that began in September 2025.

Construction is complete, so ask for the documents of a ready home:

• The occupancy certificate for your tower
• The sanctioned building plan showing your flat
• Title documents for the 13.8 acres and a current encumbrance certificate
• A no-dues letter covering tax and maintenance
• A draft sale deed to read before registration

A finished home is bought on a registered sale deed, so the deed and the occupancy certificate are the two papers that matter most. After registration, have the property tax record changed to your name, which is the local counterpart of a khata. Collect the handover pack too: keys, a signed snag list and the warranty terms for fittings.

Ramky One Symphony shares 13.8 acres among nine towers with a 14-floor limit, with the clubhouse and gardens in between. The share of open land has not been published, but as the project is finished you can walk it. Compare what you see with the renders, which show the layout as planned by the developer.

A weekday could begin in the yoga studio or with a quiet spell of meditation, or with the gymnasium and a swim. Parents can drop small children at the creche inside the gates. If you work from home, the business lounge doubles as a co-working space, so you get a desk away from the flat. Older children have a play area after school.

Evenings can be spent on the sports courts or walking through the Miyawaki gardens. The indoor games area covers rainy days, and the spa and salon save a trip out. The open-air theatre and the multipurpose hall host shows, festivals and family functions. Ask residents how bookings work with 1,452 homes sharing them, and what the monthly maintenance charge is.
