RMZ Latitude

RMZ Latitude stands on Bellary Road, Amruthnagar, Hebbal, pincode 560092. Bellary Road is the main route between central Bengaluru and the airport side of the city, so your daily drives in either direction start on a major road rather than a village lane. The developer has not published distances to named offices, schools or hospitals, so we do not quote any here.

Hebbal is an older, settled part of north Bengaluru. Shops, clinics and services grew up here over years, so you are buying into a finished neighbourhood rather than a promise of one. The flip side is traffic: a main arterial road carries heavy flows at the start and end of the working day.

Before you commit, drive from the gate to your workplace at the hour you would really leave, and time the return trip in the evening. Check how easily you can turn out of the entrance onto Bellary Road at peak time, and whether a service road helps. Walk the surrounding streets too, since noise from a busy road matters more on some floors and facings than others. Ask current residents how the approach has changed since they moved in.

RMZ Latitude was built in two kinds of home, both with four bedrooms. The flat measures about 3,895 sq ft of built-up area, and the duplex about 5,654 sq ft across two levels. Both are sold out, so there is no developer price list to go by; each resale is priced by its owner.

That makes comparison your main tool. Look at what similar flats in Hebbal have sold for, and weigh floor, facing, view and the state of the interiors, since those vary widely between resale units. Ask the seller for the approved plan of the flat and check that any changes made inside match it.

On a resale of a finished home there is no GST. Stamp duty and registration are payable on the higher of the agreed price and the guidance value. Before you agree a figure, ask the seller for:

• The approved plan and the built-up area on the sale deed
• The number of car parking bays that go with the flat
• A no-dues letter from the residents' association
• Details of any home loan still running on the flat
• The current maintenance charge and sinking fund
• Any pending special levy for repairs

RMZ Latitude has no published RERA number. Handover began in December 2017, around the time registration became mandatory in Karnataka, so the project may never have been registered. Search for it on rera.karnataka.gov.in anyway, and ask the seller what they know.

On a completed flat bought from its owner, the papers that protect you are about title and occupancy. Ask the seller for:

• The occupancy certificate for the block
• The registered sale deed in the seller's name, and earlier deeds if the flat has changed hands
• The khata and the latest property tax receipt
• An encumbrance certificate covering at least the last 13 years
• A loan closure letter, if the flat was ever mortgaged
• The share certificate or membership proof for the owners' association

Have a lawyer check the title chain before you pay an advance. If a bank still holds the original deed, the loan must be closed and the papers released before registration. After the sale deed is registered in your name, apply for the khata transfer and update the electricity and water connections.

RMZ Latitude is laid out as two tall blocks of 17 floors on 3.92 acres, with the shared facilities arranged around them. Because the project is finished, what you see on a visit is the real site, not a render. Ask for the sanctioned plan anyway, so you know which areas are common and which are allotted to particular flats.

A typical morning might mean a swim in the pool, a round of the jogging track or a session in the gymnasium at the clubhouse. With only 120 households, the pool and gym are rarely as crowded as in larger complexes. Children have a kids' play area and the landscaped gardens, and the activity area gives them room for group games.

Evenings can go to the outdoor courts or a game of table tennis, and the games room covers wet weather. When the family hosts a celebration, the party area saves hiring a hall outside. Retail spaces inside the gate are meant for small daily needs. Since the facilities have been in use for several years, ask the residents' association about their condition. Also ask about any repairs that are planned, and whether owners will be asked to pay for them separately.
