Buying from Rohan Builders in Bangalore means choosing from apartment projects in the east, north and south of the city. Rohan Builders has completed homes at Bellandur and on Kanakapura Road, a project under construction on Gunjur Road and a pre-launch on Hennur Road. Every project on our list is an apartment community.

The company was founded in 1993 and is headquartered in Pune, where most of its work has been done. In Bangalore, Rohan Akriti on Kanakapura Road was handed over from December 2019 and is now sold out. Rohan Iksha at Bellandur followed, with possession from June 2021. Rohan Ekanta on Gunjur Road has 705 homes on 6.22 acres and is expected around March 2027.

Before you book, check the RERA registration and the date it records for the project you want. For Ekanta, the expected date comes from listings rather than the builder, so ask for it in writing. For Rohan Upavan on Hennur Road, no possession date has been set, so treat any promise with care until the registration is issued. Ask for the full cost sheet, covering parking, GST, club charges and deposits.

For the completed projects, most homes will be resales. Ask the owners' association about maintenance charges and the state of common areas before you agree a price. Since the head office is in Pune, also ask who looks after service requests in Bangalore once you move in.

Starting prices run from about Rs. 92.5 Lakhs at Ekanta to about Rs. 1.49 Crore at Iksha. Ekanta offers 1.5 to 3 BHK homes, which suits young couples and first-time buyers. Upavan's 2 and 3 BHK homes, from about Rs. 1.06 Crore, suit families looking north.
