Salarpuria Sattva Divinity

Salarpuria Sattva Divinity sits at Pantarapalya, a short turn from Mysore Road, in the Kengeri Hobli area, pincode 560039. This stretch of south-west Bengaluru mixes housing with shops and offices, so most of what you need day to day is close. Schools, colleges, banks, clinics and supermarkets are already spread through the neighbourhood.

The easiest outing is on foot. You can walk to Gopalan Arcade Mall, so a film, a meal or a grocery run does not need the car. For longer trips, the NICE corridor is nearby. It gives you a road connection to Kanakapura Road and on to Electronic City, which helps if you work on that side of the city.

The developer has not published distances to specific offices, stations or schools, so none are quoted here. Mysore Road carries heavy traffic, and the entry to a township of 824 homes gets busy at school and office hours. Drive your commute at your normal time before you commit. Also compare a flat on the road side with one deeper inside the site, since noise levels can differ.

Salarpuria Sattva Divinity offers two layouts, quoted as built-up area. The one-bedroom plan measures about 606 sq ft. Priced from Rs. 60.6 Lakhs, it works out to about Rs. 10,000 per sq ft. The three-bedroom plan has a bathroom for each bedroom and measures about 1,749 sq ft. From Rs. 1.74 Crore, that is about Rs. 9,900 per sq ft. Carpet areas are not published, so ask for them.

One figure does not fit. A rate of Rs. 5,300 per sq ft is also quoted for the project, roughly half of what the current prices imply. It may be an old launch rate. Ask the developer which figure is current before you use either one to compare projects.

No GST is charged on a completed home with an occupancy certificate. Stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise or facing premium for your unit
• Car parking and the number of bays
• Maintenance deposit and advance maintenance
• Stamp duty and registration

Salarpuria Sattva Divinity has BBMP/BDA plan approval on file. No RERA registration number has been published. Ask Salarpuria Sattva Group for it and search the Karnataka RERA website, rera.karnataka.gov.in, before you pay a token. If you are told no registration was needed, get that answer in writing.

Since the homes are finished, every approval should already exist. Ask to see:

• Occupancy certificate for your tower
• Approved building plan showing your unit
• Title documents and an encumbrance certificate for the land
• Khata for the flat and the latest property tax receipt
• A draft sale deed to read with your lawyer

If you are buying a flat from an owner rather than the developer, add the seller's registered sale deed and a no-dues letter from the owners' association. If they still have a loan, you also need their bank's closure letter. A home loan adds a useful check, because the lender runs its own title search. At registration, the sale deed is signed in your name, and the khata transfer follows.

Salarpuria Sattva Divinity spreads 10 towers, some as tall as 22 floors, over 11 acres, with 824 flats sharing one set of facilities. The open-space share has not been published. Ask the owners' association for the site plan, and see how far your tower is from the clubhouse and the gardens.

Mornings here can take many forms. Some residents start with yoga or a quiet half hour in the meditation hall, others with the gymnasium or a run on the jogging track. Older family members have a senior citizens' corner of their own. After school, children use the play areas and the landscaped gardens, while teenagers head for the courts for tennis, basketball and badminton.

Evenings and weekends bring the swimming pool, the jacuzzi, and the spa and sauna. For rainy days there is table tennis, plus a games room, and a party area for family events. Since handovers began in 2021, ask how the facilities have been kept, what the monthly maintenance covers, and whether any repairs are coming up. Then visit on a weekend to see how crowded the pool gets.
