• Khata and the latest property tax receipt
• A draft sale deed for the completed villa

If the villa is not yet complete, the purchase is an under-construction one. Then ask for the RERA certificate, the approved plans and an agreement for sale that fixes the handover date and ties payments to construction stages.

At handover, take the registered sale deed and have the khata moved into your name. Keep the warranty papers for the private lift, since its upkeep will be your own responsibility.

That is a low-density community compared with the towers around it. The developer has not published the share of open space, so ask for the sanctioned layout and see how the villas face the parks and each other. Images you are shown are renders as planned by the developer, unless the sales team confirms the space is finished.

A day here could start on the yoga lawn or in the meditation space, then move to the gym and the pool inside the clubhouse. Children have play areas split by age, so toddlers and older kids are not competing for the same swings. After school there are the sports courts and a track for jogging and skating.

Evenings can be spent in the landscaped parks or at an event in the amphitheatre. The multipurpose hall covers birthdays and gatherings, and the indoor games room handles a rainy weekend. Film nights stay at home, since each villa has its own theatre room. Ask which shared facilities are already open and who runs them.
