Sattva Park Cubix Phase II

Sattva Park Cubix Phase II sits off NH-207, the highway from Devanahalli toward Hoskote, across from the KRN Complex in Kasaba Hobli, pincode 562110. By the developer's figures, Devanahalli Circle is around three minutes by car and the old town about two. Markets, banks and buses are close.

The airport is the main pull. The developer's estimate is roughly ten minutes by road, handy if you fly often or work there. For school runs, Akash International School is put at about eight minutes.

Office trips take longer. Manyata and Kirloskar tech parks are estimated at 25 minutes, and Whitefield at 30. Those are best-case numbers, so drive them yourself on a weekday morning.

Watch two road projects as well. Outside the gate, today's 24 m road is planned to widen to 45 m. A new 18 m road is proposed on the Quartz Block side. Widening around Devanahalli has often run late, so judge the roads as they stand today. If your flat is in Towers 17 to 19, ask how near the new road and the planned mall will be.

Sattva Park Cubix Phase II comes with floor plans from Sattva but no areas or prices, so the figures below are from listings. Saleable area comes first, then carpet area:

• Studio: 449 and 269 sq ft, at Rs. 32.15 Lakhs upward
• One-bedroom: 672 and 436 sq ft, at Rs. 50.02 Lakhs upward
• Two-bedroom: 1,082 and 682 sq ft, at Rs. 83.17 Lakhs upward
• 2.5 BHK: 1,457 and 918 sq ft, at Rs. 1.11 Crore upward
• Three-bedroom: 1,702 and 1,072 sq ft, at Rs. 1.29 Crore upward

On this sheet the rate lands between Rs. 7,200 and Rs. 7,700 a sq ft. Another listing is dearer, with the studio at Rs. 38.28 Lakhs and three bedrooms at Rs. 1.47 Crore, near Rs. 8,500 to 8,800 a sq ft. Trust neither until Sattva issues a cost sheet for your unit.

Since the flats are still being built, GST is added to the price. Stamp duty and registration fall due when you register. Payments usually track slab progress. Your cost sheet should list:

• Rate per sq ft and which area it is charged on
• Floor and facing premiums
• Car parking and clubhouse charges
• Maintenance, electricity and water deposits
• GST, stamp duty and registration shown separately

Sattva Park Cubix Phase II holds Karnataka RERA number PRM/KA/RERA/1250/303/PR/280225/007529. It was issued in February 2025 and names September 2029 as the finish date. Search for it at rera.karnataka.gov.in, where approved drawings and tower-wise progress reports are filed. The first phase holds a different registration from 2017.

Collect these papers before you pay a booking amount:

• RERA certificate and the most recent progress report
• Approved plan and commencement certificate for your tower
• Title papers and an EC for the land
• Draft sale agreement, including payment stages and the handover clause
• A cost sheet for your unit with every charge itemised

When your tower is ready, check that its occupancy certificate has been issued, then register your sale deed. Next, apply for the khata and have property tax assessed in your name. As two phases share the campus, ask who will own and run the common roads, the clubhouses and the mall frontage. Get that answer in the agreement or the bye-laws of the owners' body.

Sattva Park Cubix Phase II is planned as seven towers ringed around a central green. Diamond and Dice, Towers 15 and 16, take the north end, Pentamix holds the centre, and Quartz lines the southern boundary. Sattva promises three quarters of the land as green cover, and the largest park, near Dice, covers about 2,800 sq m. All images are renders, as planned by the developer.

A normal day could begin with a workout in the Crystal clubhouse gym or a swim in the pool set in the central park. After work there is basketball, indoor badminton, table tennis or practice at the cricket pitch. Children get a play room, an outdoor play area and their own park, and the spa and sauna help you unwind at the weekend.

Big family occasions go to the banquet hall in the Gold Leaf clubhouse, and the gathering plaza suits community festivals. A mall and cinema are planned along the road. Ask which facilities are on upper floors, as some renders place the pool on a terrace, and how both phases will share the clubhouses.
