Sattva Sanio

Sattva Sanio Overview

Sattva Sanio is an under-construction apartment project by Sattva Group at Bidare Agraha, near Budigere Cross on the Old Madras Road side of east Bangalore. It offers 3 BHK, 4 BHK and 4 BHK duplex homes from Rs. 2.33 Crore, with handover given as December 2030 onwards, more than four years from now. It suits buyers who have outgrown a two- or three-bedroom flat and are looking along Old Madras Road.

On paper, the site measures 10.3 acres and carries 7 towers of 41 floors, yet the count of homes is given as just 200. Those figures cannot all be right, because seven towers of that height would hold far more flats. Ask Sattva Group for the phase-wise home count before you judge how crowded the lifts, roads and clubhouse will be.

Only three home types are listed, all of them big. A three-bedroom of about 1,795 sq ft costs Rs. 2.33 Crore to Rs. 2.90 Crore. A four-bedroom of about 2,648 sq ft ranges from Rs. 3.44 Crore to Rs. 3.89 Crore, and a four-bedroom duplex of about 4,700 sq ft from Rs. 6.11 Crore to Rs. 6.63 Crore. At the low end of each range, the rate is close to Rs. 13,000 per sq ft, and the upper figures reflect height and outlook.

Sanio is meant for a household with a budget above Rs. 2.3 Crore that wants room to spread out and can wait until 2030 or later. The duplex will interest joint families who want two levels under one roof. If you need a home within two years, want a compact flat, or prefer a developer's published RERA entry before you even visit, look elsewhere for now.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Sattva Sanio

Sattva Sanio stands at Bidare Agraha, off Budigere Main Road on the Old Madras Road side, pincode 560049. Budigere Cross is the nearest named junction. This is the outer eastern edge of the city, where new towers have been going up as Bangalore spreads outward. The developer has not published distances to offices, schools or hospitals, so none are given here.

Daily life here will lean on the car. Old Madras Road is the main route back toward the settled parts of east Bangalore, and it stays busy for most of the day. Budigere Main Road is the local link you will use for shorter trips. Inside the gates, retail spaces are planned for small needs.

Before you book, make two trips from the site. Drive to your office in the morning peak and time the return in the evening. Then go on a weekend and look for the nearest school, clinic and grocery store. Moving in around 2030 means the area will look different by then, so ask what public transport is planned rather than assuming it.

Homes and prices at Sattva Sanio

Sattva Sanio lists three home types, with built-up areas; carpet areas have not been published. The three-bedroom is about 1,795 sq ft at Rs. 2.33 Crore to Rs. 2.90 Crore. The four-bedroom is about 2,648 sq ft at Rs. 3.44 Crore to Rs. 3.89 Crore. The four-bedroom duplex spreads about 4,700 sq ft over two levels, at Rs. 6.11 Crore to Rs. 6.63 Crore.

At the lower end, all three work out close to Rs. 13,000 per sq ft. The top of each range is higher: about Rs. 16,200 per sq ft for the three-bedroom and about Rs. 14,100 for the duplex. That gap is what height and outlook cost in a tall tower.

As the homes are under construction, GST is added on top, and stamp duty and registration are payable too. Ask for a cost sheet that shows:

  • Base rate and the area it is charged on
  • The premium for your floor and direction
  • Car parking and the number of bays
  • Clubhouse membership and the maintenance deposit
  • Any development or amenity charge
  • GST, stamp duty and registration on separate lines

Paperwork and approvals for Sattva Sanio

Sattva Sanio has no RERA registration number published for this project. Ask Sattva Group for it and check it yourself on the Karnataka RERA portal at rera.karnataka.gov.in. The entry should show the declared completion date, the number of homes registered and quarterly progress, which will also settle the question of how many flats there are.

With construction under way and handover years off, ask for these before you pay:

  • The RERA registration certificate
  • Title deeds and an encumbrance certificate for the 10.3 acres
  • The sanctioned building plan for your tower
  • A draft agreement for sale with the handover date and delay penalty
  • The stage-wise payment plan
  • The list of banks that have approved the project for loans

Near handover, the occupancy certificate for your tower should be issued before you take keys. Then register the sale deed and apply for the khata in your name. Keep receipts for every instalment you pay over the coming years, since the stamp duty rests on the full value.

Living at Sattva Sanio

Sattva Sanio places 7 towers of 41 floors on 10.3 acres, with a clubhouse and gardens in the spaces between. The developer has not published the share of open land, so ask for the sanctioned site plan to see how far apart the towers stand. The one image available is a render, as planned by the developer.

In the morning you might cycle or run the dedicated track, then head into the grand clubhouse for the gym or the pool. Young children can spend the day at the creche while parents work, and later move to the play area. Older children have the indoor games zone, the activity area and several sports courts.

Evenings could mean a walk in the landscaped gardens or a film at the entertainment hub. Family events and festivals can use the multipurpose party area instead of your living room. For groceries and small errands, retail spaces are planned inside the gates. With possession set for 2030, ask whether the clubhouse opens with the first towers or only after the last.

Frequently Asked Questions

Why do prices vary so much within one home type?
Each type carries a spread, for example Rs. 2.33 Crore to Rs. 2.90 Crore for the three-bedroom. In 41-storey towers, height, view and direction push the figure up. Ask for the quote on the exact unit, not the lowest number.
How long will I wait for my flat?
Handover is given as December 2030 onwards, and construction is under way now. That is over four years of payments before you move in, so check the date in the agreement for sale and the penalty for delay.
Is the number of homes correct?
The count is listed as 200, but seven towers of 41 floors would hold many more. One of those figures is probably wrong or covers only one phase. Ask the developer in writing, since density shapes daily life.
What does the duplex offer over the regular four-bedroom?
The duplex is about 4,700 sq ft against about 2,648 sq ft for the single-level four-bedroom, spread over two floors inside the home. It costs Rs. 6.11 Crore to Rs. 6.63 Crore, so compare the extra space with the extra outlay.
Is there a RERA number yet?
None has been published. Ask Sattva Group for the registration and look it up on rera.karnataka.gov.in before you pay a token. The entry will also show the declared completion date and quarterly progress reports.
How much power does each flat get?
The listing gives each home a BESCOM grid supply of up to 10 kVA and a provisional generator backup of up to 3 kVA. Common areas get full backup. Ask how the backup is metered and billed each month.
