SBR Florenso stands on Whitefield-Hoskote Road. The site is inside the GJM Sai Green Garden and Silver Spring Layout area, near Chaitanya Ananya, in Seegehalli, Munnekollal, pincode 560067. That places you in the wider Whitefield belt of east Bengaluru. The developer has not published distances to offices, schools or hospitals, so we do not quote any.

Many buyers here will work in Whitefield itself. Drive from the site to your office at the time you would normally leave, and repeat it in the evening. Whitefield-Hoskote Road also carries traffic heading out of the city, so a weekday test tells you far more than a weekend visit.

Because the project is set within a layout rather than on the main road, the last stretch to your gate runs through internal streets. Check how wide those roads are, whether they are paved, and where visitors can park. Note too which daily needs, such as groceries, a pharmacy or a school, you can reach without a long drive.

SBR Florenso has seven plans, all with three bedrooms, quoted as built-up area:

• Garden villament: Rs. 1.72 Crore for about 1,930 sq ft; Rs. 1.98 Crore for about 2,230
• Sky villament: Rs. 1.74 Crore for about 1,950 sq ft; Rs. 1.82 Crore for about 2,045
• Simplex: Rs. 1.76 Crore for about 1,975 sq ft
• Penthouse: Rs. 2.21 Crore for about 2,180 sq ft; Rs. 2.41 Crore for about 2,345

The rate runs from about Rs. 8,900 per sq ft on the smallest garden home to about Rs. 10,300 on the larger penthouse. Carpet areas are not published, so request them.

Because the homes are under construction, GST is added to the price, and stamp duty and registration are payable as well. Ask for a cost sheet that shows:

• Base price for the specific unit
• Any premium for garden, terrace or facing
• Car parking
• Maintenance deposit and club charges
• GST, stamp duty and registration, each on its own line

SBR Florenso is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/091123/006405. Open that entry on rera.karnataka.gov.in before you book. Confirm the promoter is SBR Group, that the plan shows five blocks and 104 homes, and that the declared completion date fits the 2027 handover you are being told.

As this is an under-construction purchase, ask for:

• The RERA certificate and the sanctioned building plan
• Title documents and an encumbrance certificate for the 2.1 acres
• The land conversion order
• A draft agreement for sale with the handover date and stage-linked payments
• Details of any private garden or terrace attached to your unit, in writing

Release each payment only against work you can see on site. At handover, take the occupancy certificate for your block, register the sale deed in your name and have the khata transferred. Keep every receipt together with the agreement.

SBR Florenso has five low blocks of five floors each on 2.1 acres, home to 104 families. That is a small community where most neighbours will be familiar faces within a year. The developer has not published the share of land kept open, so ask for the site plan. Renders you see are as planned by the developer.

Much of daily life happens in your own home and its private outdoor space. A garden villament gives you a ground-level lawn for a morning coffee or a child's play. Sky villaments and penthouses trade that lawn for height, light and more privacy from the paths below.

Shared spaces are few but useful. An outdoor gym covers a quick morning workout, and the pool deck is the spot for a swim or a lazy weekend afternoon. The party lawn handles birthdays and small gatherings, and the amphitheatre can host a community evening. Ask whether there will be any indoor clubhouse space, and what the monthly maintenance charge will be for a community this size.
