Shriram Liberty Square sits in Glass Factory Layout, part of Electronic City Phase 2, pincode 560100. Electronic City ranks among the city's main technology hubs, so for many buyers the office is a short trip rather than a long commute. The developer has not published distances to specific offices, stations or schools, so we do not quote any.

If you work in Electronic City, test the trip at your real hours. A short distance can still take time when the campus roads fill up at shift change. If you work in the centre of the city, the drive along the main roads out of Electronic City is the part to time, both in the morning and in the evening.

Around the layout, the settled residential belt of Electronic City means shops, clinics and eateries already exist. Visit the ones you would rely on, including a school if you have children. Inside, the blocks are only seven floors high, so the walk from your door to the gate is short. Ask how many parking bays come with your flat, where visitors park, and how the approach road copes with 630 households at peak time.

Shriram Liberty Square offers three layouts, all quoted as built-up area. The 1 BHK is about 648 sq ft, with prices starting at Rs. 45.1 Lakhs, which is about Rs. 7,000 per sq ft. The 2 BHK is about 860 sq ft at Rs. 59.9 Lakhs onwards, also about Rs. 7,000 per sq ft. The 3 BHK is about 999 sq ft at Rs. 68.8 Lakhs onwards, about Rs. 6,900 per sq ft. Carpet areas are not published.

Because the flats are complete, there is no GST. Stamp duty and registration are payable on the agreed value. Pick a specific flat, inspect it, and ask for a cost sheet showing:

• The base price and the area it is charged on
• Floor and facing premiums for that flat
• Car parking charges and the number of bays
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full value

A 3 BHK under 1,000 sq ft has compact rooms, so check that your furniture fits before you commit. If you plan a home loan, ask which banks have already approved the project.

Shriram Liberty Square is still waiting for a RERA registration number to be published. Ask Shriram Properties for it and check the entry on the Karnataka RERA website, rera.karnataka.gov.in. On a completed building, though, the handover papers carry more weight than the registration.

Before you pay an advance, ask for:

• The occupancy certificate for your block
• The sanctioned building plan showing your flat
• Title deeds and an encumbrance certificate for the land
• Khata for the flat and the latest property tax receipt
• A no-dues letter from the association if the seller is an owner

Check that the flat number, area and block on each document match what you are shown on site. A completed home is registered through a sale deed in your name, not an agreement to sell, and you pay stamp duty and registration at that point. After registration, apply to move the khata into your name and file every paper together for a future sale or a loan top-up.

Shriram Liberty Square has seven blocks of seven floors spread over 6.6 acres, holding 630 homes around a shared clubhouse. The share of open space has not been published, so walk the site and see how the blocks and the green areas relate to each other. Brochure images were renders as planned by the developer; judge the finished buildings instead.

A weekday can start with a run on the jogging track or a session in the gymnasium, then a swim in the pool. If you work from home, the cafe inside the campus is a change of scene for a call or a coffee. Children use the play area after school, and older ones take to the outdoor courts and the table tennis tables.

Evenings are quieter in the meditation area, while the games room fills up when it rains. The party hall takes care of birthdays and family events, and the retail space on site covers small daily needs without a trip out. With 630 households sharing these spaces, visit at a busy hour, and ask the association for the monthly maintenance charge and what it covers.
