If you work in Electronic City and want a finished home rather than a booking on paper, Phase 2 is the part of the township to study first. It lies south of the first-phase campuses, in the South zone of Bangalore, and mixes technology offices with the housing that grew up around them. Most people searching for flats in Electronic City Phase 2 want the same job access as Phase 1 for a smaller outlay, and the price tags support that.
The housing on our list is apartments only, and every project has already been completed. Krishna Goldfields, on about 7 acres, offers two- and three-bedroom homes finished in 2019, with a listed start near Rs. 40 Lakhs. Concorde South Scape, a compact 1.3-acre block of two- and three-bedroom flats, is ready to move into, with price on request.
Commuting is the main reason to live here. The elevated expressway carries traffic from this belt towards the city, and the Yellow Line metro now serves the wider township. For most residents, though, the office is close enough that the daily trip stays short, which is the whole appeal.
Because the stock is finished, your checks shift from construction risk to the condition of the building and the society. Ask for the occupancy certificate, the association's maintenance accounts and a clear answer on where the water comes from. Compare resale prices of similar units in the same complex before you agree a figure, and drive the approach road at peak hour. Older handovers such as South Scape, completed in 2015, deserve a closer look at lifts, plumbing and parking allocation.
