Shriram Retreat Villaments Overview
Shriram Retreat Villaments is a completed apartment project by Shriram Properties in Haralur Road, east Bangalore, within the Eastwood Township area, pincode 560102. It stands at No. 141 on 12th Main Road, a turn off Harlur Main Road close to Sarjapur Road. It suits Haralur families who want the space of a villa with the upkeep of an apartment. The developer has sold every home, so a purchase today is a resale.
The project is complete, with handover from May 2020. You can walk into the actual home, check how the rooms flow across its large floor area, and see how the building has aged. A finished project also means no wait and no GST on the purchase.
What sets this project apart is density. Only 136 homes stand on 16 acres, in 12 blocks of six floors each, which works out to fewer than nine homes an acre. Each home is a 5 BHK of about 3,600 sq ft built-up, far larger than a typical city flat. Five bedrooms leave room for a home office, a guest room and older parents without anyone giving up space. With the developer sold out, each owner sets their own asking price, and the launch figure is no longer a guide.
This suits a large or joint family that wants five bedrooms, room to entertain and a quiet, spread-out campus on the Sarjapur Road side of the city. It also suits a buyer who would rather not maintain an independent house. Look elsewhere if you want a smaller home, a lower budget, or a fresh booking from a developer. Maintenance on a home this size will be higher than on a flat, so ask for the current bill before you make an offer.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Shriram Retreat Villaments
Shriram Retreat Villaments stands at No. 141, 12th Main Road, off Harlur Main Road in Haralur, pincode 560102, within the Eastwood Township area near Sarjapur Road. This is a settled residential belt on the south-eastern side of the city, with gated communities all around. The developer has not published distances to offices, stations or schools, so we do not quote any.
Most trips will begin on Harlur Main Road and join Sarjapur Road. Both have grown busier over the years, so time your commute rather than trust a map. Leave the gate at your usual hour on a weekday, return at the evening peak, and note how long the junctions near Sarjapur Road take.
Inside, the campus is spread out, with 12 blocks over 16 acres. Ask which block the home you are offered is in, how far it is from the entrance and the clubhouse, and how many parking bays come with it. A home of this size often needs two or three cars, so check where extra vehicles and visitors park. Walk the approach road at night as well, and visit the shops, clinics and schools you would use every week.
Homes and prices at Shriram Retreat Villaments
Shriram Retreat Villaments has only one layout: a 5 BHK of about 3,600 sq ft, quoted as built-up area. The developer has sold every home, so the price you pay is whatever an owner accepts. Homes vary by block, floor, facing and the changes owners have made since handover.
A completed home bought on resale carries no GST. Stamp duty and registration are charged on the agreed value, and the association may add a transfer fee. Walk through the whole home before making an offer, including the entertainment area, the utility and every bathroom. Ask the seller for:
- Carpet area as stated on the sale deed or approved plan
- Block, floor and facing of the home
- Number and location of car parking bays
- The latest maintenance bill and a no-dues letter
- Details of any loan on the home and how it will be closed
- A list of changes made to the original layout
With only 136 homes, resale listings are few at any time. Compare what is on offer with the recent asking prices you can find inside the project before you settle.
Paperwork and approvals for Shriram Retreat Villaments
Shriram Retreat Villaments has no RERA registration number on record yet. Ask the seller or Shriram Properties for it and check it on the Karnataka RERA website, rera.karnataka.gov.in. On a resale in a completed building, the ownership documents are what your lawyer needs to prove.
Ask the seller for:
- The occupancy certificate for the block
- The approved building plan showing the home
- The first sale deed from the developer and every later deed
- An encumbrance certificate for the full period of ownership
- Khata in the seller's name and the latest property tax receipt
- A no-dues letter from the owners' association
Make sure the name on every document matches the person signing, and that the parking bays are named in the deed. If the seller still owes a bank, get a letter showing the balance and agree how it will be cleared at registration, so the original papers come to you. You then register a sale deed in your own name and apply to have the khata transferred.
Living at Shriram Retreat Villaments
Shriram Retreat Villaments spreads twelve blocks of six floors over 16 acres, holding only 136 homes. That low count gives every household far more ground than a typical tower project. The share of open space has not been published, so walk the grounds and see it for yourself. Launch images were renders as planned by the developer.
A morning here could start on the jogging track, then the gymnasium or a swim in the clubhouse pool. With so few residents, the facilities are rarely crowded. Children have a play area, and older ones share the basketball court, the other outdoor courts and the table tennis tables. The games room is there for rainy afternoons.
Evenings suit a walk through the landscaped gardens, and the party area takes care of birthdays and family events. Retail spaces within the campus cover small errands. Since residents have used all of this since 2020, inspect the pool, gym and courts in person. Ask the association for the current monthly charge, the repair fund balance and any major works planned, since a large home carries a large share of those costs.

About the Builder

Est. 2000
Few developers give Bangalore buyers as many ways in as Shriram Properties. Its homes spread across the south around Electronic City, Bommasandra and Hosur Road, the east along Old Madras Road and Whitefield, and the north at Yelahanka and Budigere Cross. Most of the stock is apartments, but plotted layouts on Mysore Road, Yelahanka and Malur widen the choice.
