That is a wide gap in rate between two plans in one project, so ask for both price sheets side by side and find out what drives the difference.

This suits a first home or a small family whose working day is around Bommasandra or Electronic City and who can wait until late 2028 to move. A couple renting nearby today may find the 2 BHK the most sensible buy. Look elsewhere if you need keys within a year, want more room than 1,300 sq ft, or would rather not live beside an industrial area. Getting around from Shriram Royal Court

Shriram Royal Court opens onto the KIADB Service Road in the Bommasandra Industrial Area, close to D-Mart Cross. Bommasandra lies along Hosur Road, a little south of Electronic City. Factory and tech-campus jobs are therefore near enough for a short daily trip, which is the main reason people choose to buy here.

Hosur Road is also your way into central Bangalore, and its peak-hour traffic is the thing to test. Make the drive to your office at the time you would really leave, then come back in the evening rush. The developer has not published distances to any station, school or hospital, so we do not quote any here.

Schools, clinics and shops are spread along the Hosur Road belt, so everyday errands should not need a long drive. Before you book, walk the service road around the site at different times of day. An industrial area brings trucks, shift changes and some noise, and you should judge how that feels from the tower you are offered. Check the approach in the monsoon too, when service roads can flood.

Homes and prices at Shriram Royal Court

Shriram Royal Court has two plans that make up the whole project, both quoted as built-up area. The 2 BHK measures about 950 sq ft and is listed at Rs. 80 Lakhs to Rs. 85 Lakhs. The 3 BHK measures about 1,300 sq ft and is listed from Rs. 1.3 Crore. Carpet areas have not been published, so ask for them before you compare this with other towers.

On those figures the 2 BHK costs about Rs. 8,400 to Rs. 8,900 per sq ft and the 3 BHK about Rs. 10,000. Ask why the larger plan carries a higher rate, and whether floor or facing accounts for part of it.

Because the homes are still being built, GST is charged on top of the price. Stamp duty and registration are added when the purchase is registered. Ask for a cost sheet that lists:

The developer has not given an open-space share, so ask for the site plan and see how much ground is left for gardens once towers, roads and parking are placed. Any images you see today are renders, as planned by the developer.

A weekday could begin on the jogging track or in the meditation and yoga area, with the gym and pool in the clubhouse for those who prefer to train indoors. Children get a play area of their own, and the landscaped gardens are where parents catch up while they play.

After work, the sports courts and the indoor games area burn off the evening. The amphitheatre and the multipurpose hall take festivals, birthdays and association meetings. Retail spaces inside the campus should cover small daily purchases without a trip out onto the service road. With 700 homes sharing one set of facilities, ask how large the pool and gym are, and which amenities open with the first towers rather than the last.
