Shriram Sapphire

Shriram Sapphire Overview

Shriram Sapphire is an under-construction apartment project by Shriram Properties in Bommasandra, south Bangalore, at the Electronic City end of the locality, pincode 560100. It suits buyers who want a new 2 or 3 BHK within easy reach of the Electronic City campuses but outside the busiest part of that hub. The developer puts handover from December 2028 onwards.

Six towers of seven floors each share a site of about 5.65 acres, with 414 homes in all. That is a mid-rise community of moderate size. You get a full clubhouse and courts without the crowds of a thousand-flat township, and lift waits in a seven-floor tower stay short. Fewer households per tower also tends to make the resident association easier to run once the builder hands over.

There are two layouts. The 2 BHK of about 975 sq ft is listed from Rs. 95 Lakhs, near Rs. 9,700 per sq ft. The 3 BHK of about 1,265 sq ft starts at Rs. 1.33 Crore, which is about Rs. 10,500 per sq ft. Both are opening figures, so expect higher floors and better facings to cost more. GST applies on top because the homes are not yet built.

The project suits working couples and small families employed around Electronic City or the Bommasandra industrial area, who are happy to wait until late 2028. The 2 BHK also appeals to buyers who plan to rent it out near those offices. It is a poor match if you need to move in soon, want a home larger than about 1,265 sq ft, or have a budget under Rs. 95 Lakhs. Ask for the RERA number first, since none has been published.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Shriram Sapphire

Shriram Sapphire sits in Bommasandra on its Electronic City side, pincode 560100. Bommasandra runs along Hosur Road and holds a large industrial area, while the Electronic City campuses are next door. If you work in either, your daily trip is short, and that is the best reason to live here.

For anything further, Hosur Road is the link. It takes you north towards central Bangalore and south towards Attibele. The road carries heavy traffic at office hours, so drive your real commute at the time you would leave home and again on the way back. The developer has not published distances to stations, schools or hospitals, so none are quoted here.

The published address gives only the locality and pincode, not a street. Ask the sales team to take you to the exact plot and show you the approach road. Then walk it once in daylight and once after dark, noting street lights, footpaths and how much truck traffic from the industrial area passes by.

Homes and prices at Shriram Sapphire

Shriram Sapphire offers two plans, both given as built-up area. The 2 BHK is about 975 sq ft and is listed from Rs. 95 Lakhs. The 3 BHK is about 1,265 sq ft and is listed from Rs. 1.33 Crore. Carpet areas have not been published, so ask for them before comparing with other projects.

Worked out on those figures, the 2 BHK costs near Rs. 9,700 per sq ft and the 3 BHK about Rs. 10,500. Both prices are marked as starting figures, so ask how much floor and facing add.

Since the homes are under construction, GST is charged on the price. Stamp duty and registration are due when the purchase is registered. Your cost sheet should show:

  • Base price and the area it is charged on
  • Floor-rise and facing premiums
  • Car parking and the number of bays included
  • Clubhouse membership and maintenance deposit
  • GST on its own line
  • Stamp duty and registration on the total value

Paperwork and approvals for Shriram Sapphire

Shriram Sapphire has not yet had a RERA registration number published. Ask Shriram Properties for it and check it on the Karnataka RERA website (rera.karnataka.gov.in). The entry states the completion date the promoter has declared, which you can compare with the December 2028 handover you are being told.

At this stage you are buying on paper, so ask for the documents that prove the land and the plan:

  • The RERA registration certificate
  • The sanctioned building plan showing your tower and unit
  • Title documents and an encumbrance certificate for the land
  • A draft agreement for sale with the handover date and delay terms
  • The payment schedule, linked to construction stages

At handover, insist on the occupancy certificate for your tower before you take the keys. Then register the sale deed and have the khata moved into your name. If you use a home loan, ask which lenders have approved the project, because a lender's approval means its lawyers have reviewed the title.

Living at Shriram Sapphire

Shriram Sapphire spreads six seven-floor towers over about 5.65 acres, with the shared facilities between them. No open-space percentage has been published, so ask to see the plan and judge how much ground stays green after towers, driveways and parking. Pictures shown today are renders, as planned by the developer.

Mornings can start on the jogging trail or in the meditation and yoga area. The clubhouse holds a gymnasium and a swimming pool for anyone who prefers to train before work. Younger children have a play area, and the landscaped gardens give parents somewhere to rest nearby.

In the evening, the sports courts and the indoor games area keep teenagers and adults busy. The amphitheatre and the multipurpose hall suit festivals, birthday parties and residents' meetings. Retail spaces within the campus should handle small daily needs. Ask which of these facilities will be finished when the first towers are handed over, and how the clubhouse fee and monthly maintenance will be charged.

Frequently Asked Questions

What is the price of a 3 BHK here?
The 3 BHK of about 1,265 sq ft is listed from Rs. 1.33 Crore, roughly Rs. 10,500 per sq ft. That is a starting figure. GST, stamp duty, registration, parking and any floor-rise premium are added, so ask for a cost sheet for the exact unit.
When is handover planned?
The developer gives possession from December 2028 onwards, and the towers are under construction now. Ask which tower your flat is in and when that tower is due, then make sure the date and the compensation for delay appear in your agreement for sale.
Has a RERA number been issued for Shriram Sapphire?
No RERA number has been published for the project so far. Ask Shriram Properties for it and check the entry on the Karnataka RERA website before paying any booking amount. The entry lists the declared completion date and the approved plan.
Is the 2 BHK a good buy for renting out?
The 2 BHK of about 975 sq ft is close to the Electronic City offices and the Bommasandra industrial area, where many tenants work. Rent levels are not published by the developer, so check current rents for similar flats nearby before you count on a return.
How big is the project?
It covers about 5.65 acres with six towers of seven floors each and 414 homes. That makes it a mid-rise community, large enough to support a clubhouse and pool but smaller than the big townships along Hosur Road.
Who should look elsewhere?
Look at other projects if you need a ready home before 2028, want four bedrooms or more than about 1,265 sq ft, or have a budget below Rs. 95 Lakhs. Buyers who want a quiet setting away from industry may also prefer another locality.

About the Builder

Few developers give Bangalore buyers as many ways in as Shriram Properties. Its homes spread across the south around Electronic City, Bommasandra and Hosur Road, the east along Old Madras Road and Whitefield, and the north at Yelahanka and Budigere Cross. Most of the stock is apartments, but plotted layouts on Mysore Road, Yelahanka and Malur widen the choice.
