Shriram Westwoods lies at Dodderi village in Tavarekere Hobli, near Mayasandra, pincode 562130. This is the Mysore Road side of Bangalore, beyond the built-up city, where gated layouts are replacing farmland.

Life here is quieter than in the city, and the trade-off is distance. Most trips to offices, malls or large hospitals will be a drive, so a car is close to essential. The developer has not published distances to any station, school, hospital or workplace, so we do not quote any. Drive from the site to your office on a weekday morning and back in the evening, and time both runs honestly.

Because the layout is complete, you can see the approach roads as they are today. Check how the village road connects to the main road, whether it is paved all the way, and whether buses run past. Find the nearest shop for milk and groceries, the nearest clinic, and the nearest school your children could attend, and decide whether those distances work for daily life.

Shriram Westwoods has no built homes; you buy a plot and build your own villa on it. The plots are of odd, varying sizes. The only area published is about 2,064 sq ft, and prices run from Rs. 40.62 Lakhs to Rs. 70.61 Lakhs. We have not worked out a rate per sq ft, because it is not stated which plots that size belongs to.

Ask for each plot's area and dimensions in writing, then measure it on site. Corner plots, wider roads and east or north facings usually cost more, so find out which of these apply.

A plot in a completed layout carries no GST. Stamp duty and registration are payable, and because the whole value is land, they weigh more than on a flat. Ask for a cost sheet showing:

• Plot area, dimensions and rate
• Corner or facing premiums
• Development or infrastructure charges
• Maintenance deposit and monthly charges
• Club or amenity fees
• Stamp duty and registration on the full value

Shriram Westwoods is still without a published RERA registration number for this layout. Ask Shriram Properties for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry will show the approved layout and its completion details.

With a plot, the land papers are the whole purchase, so check them carefully. Ask for:

• The land conversion order from agricultural to residential use
• The approved layout plan showing your plot number and size
• The release order that frees your plot for sale
• Title deeds for the survey numbers and an encumbrance certificate
• The khata for your plot and the latest tax receipt
• A draft sale deed with the plot boundaries described

Have a lawyer read these before you pay more than a token amount. After registration, get the khata moved into your name. When you later build, you will need your own building plan approval, so ask now which authority sanctions houses in this layout.

Shriram Westwoods spreads 300 plots across about 21 acres, served by a 60-ft main road and 30-ft internal roads. Water and power run underground, and street lights include solar units at points through the layout. Since the work is done, walk it end to end and see where your plot lies in relation to the gardens and the main road.

Once houses are built, a morning here could begin on the jogging path or at the yoga pavilion, with exercise stations along the way. The fruit-tree grove and gardens give you a green walk without leaving the gate. Children have a play area, and cricket nets and multi-use sports courts keep older ones busy.

Evenings suit the BBQ pavilion and the party area, and the mini amphitheatre takes small events. The games room is there for rainy days. Until most owners have built, the layout will feel quiet, so ask how security is staffed while plots stand empty, who maintains the amenities, and what the monthly charge will be.
