Signature Heights sits at Neraluru, pincode 562107. It lies below Electronic City, off Hosur Road, heading towards Attibele. The project is marketed under Electronic City, but you will be a little beyond the main campuses rather than among them.

For people working in Electronic City, the office is a road trip away, and the length of that drive decides whether this location works. Hosur Road is your route towards the city centre in one direction and towards Attibele in the other, and it is busy at office hours. The developer has not published distances to landmarks, stations, schools or hospitals, so none are quoted here. Drive from the site to your workplace at the hour you would leave, then drive back in the evening.

For daily needs you will lean on the schools, hospitals and markets of Electronic City, reached by car or auto. On your visit, look at the approach road from Hosur Road to the site, check lighting and footpaths, and ask whether any road widening is planned before 2028.

Signature Heights lists ten plans, all as built-up area. The two-bathroom 2 BHK is offered in about 1,204, 1,235 and 1,254 sq ft, at Rs. 97.9 Lakhs, Rs. 1 Crore and Rs. 1.02 Crore. A two-bathroom 3 BHK of about 1,475 sq ft costs Rs. 1.20 Crore upward.

Three-bathroom 3 BHK homes cover about 1,649, 1,675, 1,695, 1,701, 1,745 and 1,802 sq ft, costing Rs. 1.34 Crore at the low end and Rs. 1.46 Crore at the top. Every plan works out near Rs. 8,100 per sq ft, so decide on layout and floor, not on rate. Carpet areas are not published; ask for them.

GST is charged because the homes are under construction, and stamp duty and registration are paid on registration. Ask for a cost sheet that shows:

• Base price and the area it applies to
• Floor-rise and facing premiums
• Car parking and number of bays
• Clubhouse fee and maintenance deposit
• GST on a separate line
• Stamp duty and registration on the full value

Signature Heights has no RERA registration number published yet. Ask Signature Dwellings for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promoter's declared completion date, which you can compare with the October 2028 handover you are told.

You are buying a flat that is still being built, so ask for papers that prove the land and the plan:

• The RERA registration certificate
• The land conversion order for the survey numbers
• The sanctioned building plan showing your tower and unit
• Title deeds and an encumbrance certificate for the land
• A draft agreement for sale with the handover date and delay terms
• The payment schedule linked to construction stages

Have a lawyer review the title and the agreement before you pay beyond the booking amount. At handover, collect the occupancy certificate for your tower, register the sale deed and move the khata into your name. A bank that has approved the project for home loans has also had its lawyers look at the title.

Signature Heights sets three 14-floor towers on about 5 acres, with the shared facilities between them. No open-space percentage has been published, so ask for the plan and see how much ground remains after towers, roads and parking. Pictures shown today are renders, as planned by the developer.

The centre of daily life is meant to be Jeux, a clubhouse of about 14,000 sq ft. A morning could start on the yoga deck or in the meditation space, or with laps in the pool and a session in the gym. The jogging and skating track loops the grounds for runners and for children on skates.

After school, the kids' play areas fill up, and older children and adults head to the sports courts, where gallery seating lets parents watch a match. The indoor games zone covers wet evenings. Weekends suit the BBQ pavilion and the landscaped gardens, and the multipurpose party area takes birthdays and festivals. Ask which facilities will be ready at the first handover.
