SNN Raj Grandeur stands at Survey Nos. 62/3 and 62/8, Kodichikkanahalli Main Road, Vivekananda Nagar, Bommanahalli, pincode 560068, next to Shahi Exports. This part of Begur Hobli is dense and long settled, a short run from the Hosur Road corridor that carries traffic between the city and the south-east.

Because the area is built out, you can judge it as it really is. Shops, clinics and small eateries are part of the neighbourhood rather than plans on a map. The developer has not published distances to offices, stations, schools or hospitals, so we do not quote them.

Hosur Road and the roads feeding it are among the busier stretches in south Bengaluru, and Kodichikkanahalli Main Road gets its share of the load. A trip that is quick at midday can take far longer at 9 am. Drive from the gate to your workplace at your usual hour, then repeat it in the evening peak.

If you have children, time the school run as well. With 365 households using the same gate, watch how traffic moves in and out of the campus on a weekday morning before you decide.

SNN Raj Grandeur gives all sizes as built-up areas; carpet areas are not published. The layouts and their listed starting prices are:

The rate falls as the homes get bigger, from about Rs. 6,700 per sq ft on the smallest to about Rs. 6,400 on the largest. The step from 1,360 to 1,615 sq ft adds about Rs. 13 Lakhs, so walk both plans and see what the extra space gives you.

The homes are complete, so no GST applies. Stamp duty and registration are due on the price. Ask for a cost sheet that lists:

• Price and the area it is charged on
• Floor and facing premiums, if any
• Car parking and the number of bays
• Club membership and maintenance deposit
• Stamp duty and registration

SNN Raj Grandeur has no RERA registration number published. You can search for the project by name on the Karnataka RERA website (rera.karnataka.gov.in); a registered project will show its approved plan and completion details there.

With a finished building, the papers prove two things: that the building is legal, and that the seller can pass a clean title. Ask for:

• The occupancy certificate for your block
• The sanctioned building plan, to check your flat against it
• Title deeds and an encumbrance certificate for Survey Nos. 62/3 and 62/8
• The khata and the latest property tax receipt
• For a resale, the seller's registered sale deed and a no-dues letter from the association

If you buy directly from SNN Raj Corp, you sign a sale deed with the developer. If the seller is an owner, confirm that any home loan on the flat is closed and the bank has returned the original documents.

Once the sale deed is registered, apply to transfer the khata and the electricity account into your name. Keep copies of every document in one file for future resale or a loan.

SNN Raj Grandeur has seven blocks of 14 floors sharing 4.5 acres, which keeps every home close to the shared spaces. The open-space share has not been published, so walk the grounds and see how the gardens fit between the blocks. The project is finished, so you are looking at real spaces, not renders.

A morning here could begin on the jogging track or the yoga deck, with the gymnasium and the swimming pool for those who prefer a workout or a swim. Children have a play area, and the outdoor courts give older kids and adults a place for a game in the evening.
