SNN Raj High Gardens

SNN Raj High Gardens Overview

SNN Raj High Gardens is an under-construction apartment project by SNN Raj Corp in Hosur Road, south Bangalore, at Raghava Nagar, pincode 562107. It suits buyers with a budget under Rs. 1 Crore who want a two-bedroom flat on the Hosur Road side of Bengaluru. The project is under construction today, and the promised handover runs from April 2028 onwards.

This is a big address rather than a boutique one. The land measures 9 acres and the plan holds 1,050 homes in towers of 14 floors. Size of this kind usually pays for a busy clubhouse and a full set of shared facilities. It also means many neighbours, queues at the lifts in the morning and a long build before every tower is finished.

The choice of layouts is unusually wide. There are six two-bedroom plans from about 880 to 1,120 sq ft, one 2.5 BHK of about 1,090 sq ft and four three-bedroom plans from about 1,480 to 1,685 sq ft. Prices open at Rs. 81.5 Lakhs for the smallest home and reach Rs. 1.60 Crore for the largest. That works out to roughly Rs. 9,250 to Rs. 9,500 per sq ft on built-up area.

The project suits a first-time buyer or a young family working along Hosur Road who can wait until 2028 and would rather pay in stages than all at once. It also suits someone upgrading from a two-bedroom to a three-bedroom within one known community. Look elsewhere if you need to move in within a year, want a low-density block with few neighbours, or need a four-bedroom home, since none is offered here.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from SNN Raj High Gardens

SNN Raj High Gardens has its address at Raghava Nagar, pincode 562107, off Hosur Road on the south-eastern edge of Bengaluru. Hosur Road is the main artery on this side of the city, carrying traffic between the inner neighbourhoods and the industrial belts further out. Most of your trips, whether to work, school or the shops, will start by joining that road.

The developer has not published distances to offices, stations, schools or hospitals. We therefore do not quote any travel times here. The practical test is to make your real commute yourself before you book. Leave from the site at the hour you would normally set out, drive to your office, and do the return trip in the evening rush as well.

A few questions are worth settling on that visit. How is the approach road from Hosur Road to the gate, and is it wide enough for the traffic of a large community? Where is the nearest bus stop, grocery store and clinic you would actually use? With 1,050 homes planned, the entry and exit points will be busy at school and office hours, so ask where they are placed. A weekday morning and a weekend visit will give you two very different pictures of the neighbourhood.

Homes and prices at SNN Raj High Gardens

SNN Raj High Gardens has eleven plans on offer, all measured as built-up area. The two-bedroom range starts at about 880 sq ft for Rs. 81.5 Lakhs and goes through 965, 975, 985 and 1,000 sq ft to about 1,120 sq ft at Rs. 1.08 Crore. The 2.5 BHK is about 1,090 sq ft from Rs. 1.05 Crore. Three-bedroom homes measure about 1,480, 1,500, 1,655 and 1,685 sq ft, priced from Rs. 1.41 Crore to Rs. 1.60 Crore.

On built-up area, the rate is about Rs. 9,250 per sq ft for the smallest home and about Rs. 9,500 for the largest. Carpet areas have not been published, so ask for them. The price list has one oddity: the 965 sq ft plan is quoted above the 975 sq ft plan. Ask the sales team to confirm both figures.

This is an under-construction purchase, so GST applies to the price. Stamp duty and registration are payable on top as well. Ask for a cost sheet that shows:

  • The base rate and the area it is charged on
  • Floor-rise and facing charges
  • Car parking and the number of bays
  • Clubhouse fee and maintenance deposit
  • GST as its own line
  • Stamp duty and registration
  • The payment schedule linked to construction stages

Paperwork and approvals for SNN Raj High Gardens

SNN Raj High Gardens has no RERA registration number published by SNN Raj Corp. Ask for it before anything else. Then look it up on the Karnataka RERA website, rera.karnataka.gov.in, and read the entry for the promoter's name, the approved plan, the number of homes and the declared completion date. That date should agree with the April 2028 handover you are being promised.

At this stage, while the towers are still going up, ask to see:

  • The RERA registration certificate
  • The sanctioned building plan showing your tower and unit
  • Title deeds and an encumbrance certificate for the land
  • The khata and the latest property tax receipt
  • The draft agreement for sale, with the handover date and penalty for delay
  • The construction-linked payment schedule

If you take a home loan, the lender's approval of the project is a useful second check on the title. At handover, collect the occupancy certificate for your tower, register the sale deed, and have the khata transferred into your name.

Living at SNN Raj High Gardens

SNN Raj High Gardens is laid out on 9 acres as towers of 14 floors, with the shared facilities spread between them. The developer has not published the share of land kept open or the number of towers, so ask for the sanctioned site plan. Check where your tower stands in relation to the gate, the clubhouse and the next building. Any images you see are renders, as planned by the developer, until the spaces are built.

A weekday could begin with a run on the jogging and skating track or a class in the yoga, aerobics and meditation room. The gym is inside the clubhouse for anyone who prefers weights. After school, children have a play area and several sports courts, and the indoor games room covers a wet afternoon.

The pool is on the roof, which gives an evening swim a view over the neighbourhood. Weekends can mean a session in the spa and sauna, a walk through the landscaped gardens, or a show in the amphitheatre. Birthdays and family gatherings go to the party area. Because the project is still being built, ask which of these facilities will be ready when your tower is handed over, and which will come later.

Frequently Asked Questions

When will I get possession at SNN Raj High Gardens?
The developer gives handover as April 2028 onwards, and the project is under construction now. In a phased community of this size, towers are rarely handed over together, so ask which tower your unit is in and the date promised for that tower in the agreement.
What does a 2 BHK cost at SNN Raj High Gardens?
Two-bedroom plans run from about 880 sq ft at Rs. 81.5 Lakhs to about 1,120 sq ft at Rs. 1.08 Crore. The published figures are starting prices, so floor, facing and parking can move the final number. Ask for a cost sheet for the exact unit.
Is there a 3 BHK under Rs. 1.5 Crore here?
Yes, on the published starting prices. The 3 BHK of about 1,480 sq ft starts at Rs. 1.41 Crore and the one of about 1,500 sq ft at Rs. 1.43 Crore. The two larger three-bedroom plans start at Rs. 1.57 Crore and Rs. 1.60 Crore.
What is the difference between the 2 BHK and the 2.5 BHK?
The 2.5 BHK measures about 1,090 sq ft and starts at Rs. 1.05 Crore. The half room is usually a study or a small extra room. Ask to see its size on the floor plan, and check whether it has a window, before you pay extra for it.
Is SNN Raj High Gardens registered with RERA?
No RERA number has been published for the project. Ask SNN Raj Corp for it, then look it up on the Karnataka RERA website before paying any booking amount. The entry should show the promoter, the approved plan and the declared completion date.
How big is the project, and does that matter?
It covers 9 acres with 1,050 homes in towers of 14 floors. Size brings more amenities and a lively community, but also more traffic at the gate and a longer build. Ask how many lifts serve each tower and which phase your tower belongs to.
