Sobha Heritage has the address D'souza Nagar, Banashankari 3rd Stage, pincode 560085. The complex is close to the Veerabhadra Nagar signal, which is the easiest point to give a cab driver or a delivery rider. The pocket falls within Hosakerehalli, part of the wider Banashankari stretch.
Banashankari is one of the older residential parts of south Bengaluru. Homes, shops and civic services grew up here over decades, so daily errands tend to be done close to home rather than in a mall on the highway. That is the main draw for families who have lived in the south for years and want to stay there.
The developer has not published distances to metro stations, schools, hospitals or business districts, and we will not guess them. Instead, test the journeys you actually make. Drive to your office at the hour you would leave on a working day, and time the return in the evening.
Do the school run and the trip to your nearest hospital from the gate, not from the main road. If you use public transport, find the nearest bus stop on foot and see how long the walk takes. A weekday visit will tell you more about traffic at the signal than any map.

Sobha Heritage is sold out with the builder, so this is a guide to what was built and what to check when an owner offers you a flat. There were five plans in all. Two-bedroom homes came in about 1,304 and 1,434 sq ft, and three-bedroom homes in about 1,612 and 1,947 sq ft. At the top was a three-bedroom with a servant's room of about 2,300 sq ft. These are built-up areas; ask the seller for the carpet area on the sale deed.
Asking prices now depend on the owner, the floor, the facing and the condition of the flat. Get quotes for similar units in two or three blocks before you negotiate. Since the home is finished, no GST applies, but stamp duty and registration are payable on the sale value.
Before you agree a figure, ask the seller for:
- The full asking price in writing, with parking included or listed separately
- A statement from the association showing maintenance dues are cleared
- Details of any sinking fund or deposit that transfers with the flat
- The bank's closure letter if the flat still carries a home loan
- A list of fittings and furniture that stay with the home
Paperwork and approvals for Sobha Heritage
Sobha Heritage is without a published RERA registration number. Bengaluru projects come under the Karnataka RERA authority, so search its portal by project name and developer before you pay a token amount. For a home completed in 2019, the building's own approvals and the seller's title are what protect you most.
Ask the seller, or your lawyer, to collect these before you sign anything:
- The occupancy certificate for the block your flat is in
- The sanctioned building plan, so you can match your flat to it
- The seller's registered sale deed and the earlier deeds in the chain
- An encumbrance certificate covering at least the last 13 years
- The khata in the seller's name and recent property tax receipts
- A no-dues letter from the apartment association
Check that the name on the sale deed matches the person selling to you. If a loan is still running, the bank must release the original documents at the time of sale. After registration, apply to have the khata moved into your name and update the association's records. Keep copies of every receipt, since you will need them when you sell or take a loan against the flat.

Sobha Heritage has four blocks of 13 floors on 4.66 acres, holding 312 homes between them. That is a mid-rise layout of moderate density: busier than a villa community, quieter than a cluster of tall towers. The open-space share has not been published, so walk the grounds and judge the gaps between blocks for yourself.
