Sowparnika Pranathi stands on Kumbalagodu-Gollahalli Road, pincode 560060, on the south-western fringe of Bengaluru. Mysore Road is the main artery for this belt, and most of your trips into the city will use it. No distances to offices, schools, hospitals or metro stations have been published, so we do not quote any.

Plan your week around the drive on Mysore Road. Time the trip from the gate to your workplace at the hour you normally leave, then come back in the evening rush. If you have children, time the school run too. The link road from the project to the main road can be the slowest part, so watch it at peak hour.

Residents have lived here since 2023, which gives you a ready source of answers. Ask a few of them how long their commute takes, where they buy groceries and which hospital they use. If you are buying to rent out, ask where tenants in the project work. A weekend walk around the neighbourhood will show you the nearest shops and clinics.

Sowparnika Pranathi gives you a choice of three plans, all measured as built-up area. The one-bedroom home is about 547 sq ft, the two-bedroom about 737 sq ft and the three-bedroom about 943 sq ft. Carpet areas are not published. In homes this compact, ask for them and check the bedroom sizes against your furniture.

The only published price is a project-wide starting figure of Rs. 38 Lakhs. It is not linked to a plan, so a per-sq-ft rate cannot be worked out. Treat any verbal number as provisional and get a written quote for the exact flat, floor and block.

A completed home with an occupancy certificate carries no GST. Stamp duty and registration apply to every sale. Ask for a cost sheet listing:

• Price for the specific flat and the area it is based on
• Floor or facing premium, if any
• Car parking and the number of bays
• Maintenance deposit and corpus fund
• Any pending dues on the flat
• Stamp duty and registration

Sowparnika Pranathi is missing a published RERA registration number. Ask Sowparnika for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a token amount.

Since the flats are finished, you will register a sale deed. Before paying, ask to see:

• The occupancy certificate for your block
• The approved building plan with your flat marked
• Title documents and a recent encumbrance certificate for the land
• The khata for the flat and the latest property tax receipt
• The BESCOM connection papers and a recent paid bill
• A draft sale deed with the flat number, area and parking

Check that the flat number and area match on every document. If you are buying from an existing owner, add their registered deed, a no-dues letter from the association and, if the flat was mortgaged, the bank's release letter. After registration, transfer the khata and the electricity account to your name.

Sowparnika Pranathi has three eight-floor blocks on 1.8 acres, with 264 homes and a shared clubhouse. The share of open land has not been published, so ask the residents' association for the approved layout. Check where your block stands relative to the pool and the gardens. Older images are renders as planned by the developer, and you can now compare them with what was built.

An early start could mean the yoga and meditation area, a run on the jogging track or a session at the gymnasium. The health club adds a further option for fitness. After work, the swimming pool is the place to cool off, and children have their own play area near the blocks.

Rainy evenings move indoors to the games room in the clubhouse. The party area can handle a birthday or a small family function, and the landscaped gardens are there for a slow walk. A retail store on the campus covers everyday items without a trip to the main road. With 264 households sharing these facilities, visit at a busy hour and ask what the monthly maintenance charge is and what it covers.
