Sri Aditya Athena

Sri Aditya Athena is in OU Colony, Pokkalwada, Shaikpet, pincode 500008. Shaikpet is a lived-in residential part of western Hyderabad, with shops, schools and hospitals in and around it. The developer has not published distances to any landmark, so none are given here.

The appeal is the position between the older, established west of the city and the newer office belt. Jubilee Hills and Banjara Hills are reached by road for shopping, dining and family visits. The western office districts are also a drive away, so a working parent can commute one way while the family stays close to the older neighbourhoods.

Test the trips that matter to you. Drive to your office at 9 in the morning and home again at 7, and try the school run at the same time. With 522 homes on the site, also watch the gate at peak hours, ask how many car bays come with your flat, and note where visitors park.

Sri Aditya Athena has seven layouts, all three-bedroom homes quoted as built-up area. They measure about 1,875 sq ft (Rs. 1.52 Crore), 1,965 sq ft (Rs. 1.58 Crore), 2,090 sq ft (Rs. 1.67 Crore), 2,100 sq ft (Rs. 1.68 Crore), 2,130 sq ft (Rs. 1.70 Crore), 2,200 sq ft (Rs. 1.75 Crore) and 2,235 sq ft (Rs. 1.78 Crore). Carpet areas are not published.

The rate stays close to Rs. 8,000 per sq ft across every size. Because the plans differ by only a few hundred sq ft, ask for the drawings and compare the bedroom, kitchen and balcony sizes, not just the total.

A flat with an occupancy certificate carries no GST, but stamp duty and registration apply. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing charges
• Car parking and bays included
• Clubhouse fee and the maintenance deposit
• Mosquito mesh, which the specification lists as an extra
• Stamp duty and registration estimate

Sri Aditya Athena has no RERA registration number published yet. Ask the developer for it and check it on the Telangana RERA (TS-RERA) portal. The entry shows the approved plan and the number of homes registered, which you can hold against the 522 quoted.

Because the project is complete, ask for these before you pay:

• The occupancy certificate for your tower
• The approved building plan showing your flat
• Title documents and an encumbrance certificate for the 6.2 acres
• The latest property tax receipt, if the flat is already assessed
• A draft sale deed

A finished flat is bought on a registered sale deed, not a long agreement for sale. If you take a loan, check that your bank has approved the project. After registration, move the property tax record into your name and join the residents' association. If you are buying from an earlier owner, also get a no-dues letter for maintenance.

Sri Aditya Athena has six towers of 15 floors on 6.2 acres, with 522 homes around a clubhouse, a pool and outdoor courts. The open-space share has not been published, so ask for the approved layout and walk the site to see how much ground lies between the towers. Brochure images are as planned by the developer, but here you can check them against what was built.

A morning run fits on the jogging track, and the gymnasium in the clubhouse covers the rest of the workout. Children can use the play area and the activity areas, and the games room gives them somewhere to go when it rains. Older children and adults share the outdoor courts in the evening.

The swimming pool and the landscaped gardens are the places to unwind at the end of the day, and the party area handles birthdays and family gatherings. A health centre and commercial spaces inside the community cover small needs without a drive. Ask which facilities are running today, and what the monthly maintenance is.
