Properties in Shaikpet
About Shaikpet
Buyers who want to live close to the western offices of Hyderabad without moving to a brand-new suburb often end up looking at flats in Shaikpet. Close to the Golconda fort and next to Tolichowki, the locality falls in the stretch that links the old city with the IT corridor. Streets here are older and more crowded than in the newer corridor suburbs, and free land is hard to find. Much of what gets built replaces an older structure. That scarcity shapes almost everything about buying here.
The project we list is Sri Aditya Athena from Sri Aditya Homes Pvt Ltd. It is a large apartment community of 522 homes on a 6.2-acre site, offering 3 BHK layouts. Prices start from about Rs. 1.52 Crore, which places it at the upper end of the Hyderabad market. The project is marked completed, with possession quoted from June 2025 onwards. Because it is finished, you can inspect the actual flat, the view and the common areas before you commit.
Getting to work is the reason most people choose this area. The IT corridor to the west is within reach, and the older parts of the city lie on the other side. Roads through a dense, settled neighbourhood can be slow, though. Drive your office route at the time you would normally travel before you sign anything.
Weigh the trade-offs honestly. A settled area gives you shops, clinics and schools that already exist, which newer suburbs cannot promise. In return you accept narrower roads, more traffic and less open space around the building. When land is this scarce, new supply is limited, so check resale demand for similar flats nearby. Confirm the project's registration on the TS-RERA portal and the occupancy certificate for your tower. Ask for a full cost sheet that covers parking, maintenance deposit and registration before you pay a booking amount.
If you want to compare, Tolichowki next door offers a similar older setting, and it is worth a visit on the same day.
