SRIAS iWA is in Puppalaguda on the west side of Hyderabad, near Nanakramguda, with Aparna Zenon in front of it and pincode 500075. The address puts it on a proposed 100 ft road running from Khajaguda towards Lanco Hills. The word proposed matters: ask what access road serves the site today and when the new road will be ready.

Most buyers here will work in the Financial District or Gachibowli, both reached by road, and that short office run is the area's main pull. Try it at 9 in the morning and at 7 in the evening before you book. Schools and shops are found in the surrounding localities, so check the school run too.

Six towers as tall as 40 floors, holding 909 homes between them, will send many cars through one entrance. Ask how many gates the layout has, how many car bays come with each home and where visitors wait. The developer has not published distances or journey times, so rely on your own drives rather than a brochure map.

SRIAS iWA publishes four home types, all quoted as built-up area. Three bedrooms: close to 2,290 sq ft, Rs. 2.26 Crore. Three bedrooms plus a study room: close to 3,040 sq ft, Rs. 2.98 Crore. Four bedrooms: close to 3,605 sq ft, Rs. 3.54 Crore. Four bedrooms plus a study room: close to 4,710 sq ft, Rs. 4.60 Crore. Carpet areas have not been published.

Each plan comes to between about Rs. 9,800 and Rs. 9,900 per sq ft. These are opening figures, and in a 40-floor tower the floor you choose will likely move the price, so ask for your unit's rate.

As an under-construction purchase, the price attracts GST, and stamp duty and registration are due at the sale deed. Ask for a cost sheet that lists:

• Base rate and the area it applies to
• Floor-rise and view premiums
• Car parking and bays included
• Clubhouse membership and advance maintenance
• GST as its own line
• Stamp duty and registration estimate

SRIAS iWA has no RERA registration number on record yet. Ask SRIAS Life Spaces for it and check it on the Telangana RERA (TS-RERA) portal before any payment. The entry shows the approved plans, the number of homes registered and the declared completion date, which you can hold against the 2028 figure.

While the towers are being built, ask for:

• The RERA certificate for your tower or phase
• The approved building plan and site layout
• Title documents and an encumbrance certificate for the 6.5 acres
• High-rise fire and other clearances for 40-floor towers
• Proof of the access road, since the address calls it proposed
• A draft agreement for sale with the handover date and delay terms

If you take a home loan, check that your bank has approved the project. At handover, ask for the occupancy certificate for your tower, register the sale deed in your name and have the property tax record moved across.

SRIAS iWA has six towers rising to 40 floors on 6.5 acres, with 909 homes around a clubhouse, a sports arena and private landscaped gardens. The open-space share has not been published, so ask for the approved layout to see how the towers and the gardens divide the ground. For now every image is a render, as planned by the developer.

A morning could begin on the jogging and cycling track or in the gymnasium, with an aerobics or yoga class for a gentler start. Young children have a creche and a play area, and older ones the multipurpose sports arena and the indoor games zone. Also planned, an infinity pool is planned for afternoons in the sun.

For downtime there is a spa, a sauna and a salon, so a haircut or a massage needs no drive. Evenings suit a walk in the gardens, and the multipurpose party hall takes care of family functions. Retail spaces inside the community cover everyday needs. With over 900 households sharing, ask about booking rules and how the maintenance charge will be set.
