SSI Fortune Grande is in Shaanti Nagar, Kokapet, within the Neopolis district, with Khanapur on the postal address, pincode 500075, and Plus Code 98WC+W9M. Kokapet and Neopolis are growing fast as a home and office district on the west side of Hyderabad. The developer has not published distances to any landmark.

Day to day, the pull is the short drive to Gachibowli and the Financial District. For longer trips across the city, Kokapet has access to the ORR. Drive to your office at the hour you would really leave, and come back in the evening rush, because an area with many towers under construction can slow the final stretch.

By the end of 2029 the neighbourhood will have many more residents than it does today. With 1,326 homes on this site alone, ask how many gates open onto the main road, how many car bays come with each home, and where guests, cabs and delivery riders will wait.

SSI Fortune Grande has five plans, each quoted as built-up area and each including a room for a live-in helper. The 3.5 BHK is about 2,909 sq ft for Rs. 3.30 Crore. The 4 BHK sizes are about 3,350 sq ft for Rs. 3.78 Crore, 3,748 sq ft for Rs. 4.22 Crore, 3,905 sq ft for Rs. 4.39 Crore, and the largest, near 4,335 sq ft, for Rs. 4.86 Crore. Carpet areas have not been published.

The rate stays near Rs. 11,200 to Rs. 11,300 per sq ft across the plans. These are opening prices, so ask how the floor you choose and the view change the rate.

An under-construction home attracts GST on top of the price, and stamp duty and registration are due when the sale deed is signed. Ask for a cost sheet that shows:

• Base rate and the area it applies to
• Floor-rise and view premiums
• Car parking and the bays included
• Club Grande membership and advance maintenance
• GST as its own line
• Stamp duty and registration estimate

SSI Fortune Grande has no RERA registration number published yet. Ask Sri Sreenivasa Developers for it and check it on the Telangana RERA (TS-RERA) portal before you pay a booking amount. The entry lists the approved plans, the tower heights, the number of homes registered and the declared completion date.

For a purchase this far from handover, ask for:

• The RERA certificate for your tower or phase
• The sanctioned building plan and layout
• Title documents and an encumbrance certificate for the 7.5 acres
• Fire and other clearances for the approved tower height
• A draft agreement for sale with the handover date and delay penalty
• A payment schedule tied to construction stages

If you take a loan, check that your bank has approved the project, since pre-EMI interest will run until 2029 or later. At handover, ask for the occupancy certificate for your tower, register the sale deed and move the property tax record into your name.

SSI Fortune Grande puts 1,326 homes in six towers on 7.5 acres, around a clubhouse called Club Grande, planned at 1 lakh sq ft. The open-space share has not been published, so ask for the approved layout to see how much garden lies between the towers. Every image for now is a render, as planned by the developer.

A morning could start in the gymnasium or in the aerobics and yoga zone, with two temperature-controlled pools for a swim in any season. Small children have a creche and a play area, while older ones share the courts and the indoor games zone. If you work from home, the workspace and business centre give you a desk and a meeting room outside the flat.

Evenings could mean a film in the mini theatre, a show at the amphitheatre or a walk through the landscaped gardens. Grandparents have a dedicated seniors' entertainment space, the spa and salon cover self-care, and visiting relatives can stay in the guest rooms. The banquet hall takes the bigger family functions. Ask how bookings will work when more than a thousand households share these spaces.
