Suraksha Whispering Waves is at Begur, on the Begur Road side of south Bangalore, pincode 560068. The site is recorded as a map plus code, VJCM+9V, rather than a street address. The developer has not published distances to offices, schools, hospitals or stations, so we do not quote any here.

Begur Road has seen a steady stream of apartment projects, so expect more neighbours and more traffic by the time you move in. Drive from the site to your workplace at your normal hour and back again in the evening peak. The time taken depends on the route and the hour far more than on the distance, so test the trip you would really make.

Walk the approach road and look at what is being built on the neighbouring plots. Note the width of the road and whether it is paved all the way to the gate. With possession years away, ask the developer for regular site updates. Visit again before you make each larger payment, and check that the area is shaping up the way you expected.

Suraksha Whispering Waves offers five plans, with sizes quoted as built-up area:

• 2 BHK, close to 1,348 sq ft, upwards of Rs. 1.37 Crore
• 3 BHK, roughly 1,605 sq ft, upwards of Rs. 1.62 Crore
• 3 BHK, roughly 1,723 sq ft, upwards of Rs. 1.74 Crore
• 3 BHK, roughly 1,850 sq ft, upwards of Rs. 1.86 Crore
• 4 BHK, close to 2,016 sq ft, upwards of Rs. 2.03 Crore

Every plan comes to about Rs. 10,100 to Rs. 10,200 per sq ft on its starting price. Carpet areas are not published, so ask for them.

GST applies to an under-construction flat, and stamp duty and registration are extra. Ask for a cost sheet that lists:

• Base rate, built-up and carpet area
• Floor-rise and facing premiums
• Car parking and the bays included
• EV charging port, if you want one
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration
• Payment stages up to the 2030 handover

Suraksha Whispering Waves is still waiting for a RERA registration number to be published. Ask Suraksha Group for it and look it up on the Karnataka RERA portal, rera.karnataka.gov.in, before you pay any token amount. Check that the declared completion date matches the December 2030 date you are quoted, and read the quarterly progress reports.

With a long build ahead, the documents are your safeguard. Your lawyer should review:

• RERA registration certificate
• Title documents and an encumbrance certificate for the 4 acres
• Land conversion order and khata for the land
• Sanctioned building plan for the three towers
• Commencement certificate
• Draft agreement for sale, with the handover date and delay penalty
• Payment schedule tied to construction stages

Pay each instalment only after the matching stage is visible on site, and keep every receipt. At handover, ask for the occupancy certificate for your tower, then register the sale deed. Move the khata into your name and pay the first property tax.

Suraksha Whispering Waves has three towers of 11 floors on 4 acres, with 272 flats between them. The open-space share has not been published, so ask for the layout plan and see whether your tower faces another block or open ground. All images are as planned by the developer, since the site is years from completion.

A morning could begin on the jogging or cycling track, with a session in the gym or a swim after. The clubhouse, Club Elan, is planned over a ground floor and four more levels. It houses an indoor games zone and a health centre. Children have play areas and a creche, and the sports courts take over after school.

If you work from home, the co-working spaces give you a desk away from the family. The open amphitheatre can host a weekend performance, and the party area takes birthdays and festivals. Landscaped gardens surround the towers for an evening walk. Ask when the clubhouse will be built, since in a long project it can come last. Also ask how maintenance will be set once the towers fill up.
