Svamitva Infra gives Bangalore buyers a choice between city flats and villa living on the southern edge. Its apartments are in Electronic City and HSR Layout, while its villa projects are both on Kanakapura Road. Two of these are finished and two are under construction.

The developer is headquartered in Bengaluru and has worked in and around the city for a long time. Svamitva Emerald Square in Electronic City was handed over in March 2022, and Svamitva Floresta on Kanakapura Road from December 2023. Svamitva Soul Spring in HSR Layout and Svamitva Terravana on Kanakapura Road are being built, both with possession listed from 2028.

Use the finished projects to check the builder before booking a new one. Visit Emerald Square or Floresta and ask residents about the handover and upkeep. For Soul Spring and Terravana, confirm the RERA registration and completion date. Floresta sells villa plots, so check the layout approval and the khata for each plot. A cost sheet should list parking, club fees and GST apart from the base price.

Emerald Square, from about Rs. 60 Lakhs, suits first-time buyers who want a ready flat near the Electronic City job belt. Soul Spring, from about Rs. 2.3 Crore, offers 2 BHK up to 4 BHK duplex homes in HSR Layout. Families wanting a house can compare Floresta plots from about Rs. 1.66 Crore with Terravana villas from about Rs. 2.83 Crore.
