TATA New Haven

TATA New Haven is a township at Dasanapura, pincode 562123, a short turn off the Tumkur highway in the city's north-west. Most visitors use the Golden Palms hotel as their marker. The site also lies between the planned Peripheral and Satellite Town ring roads, which Tata Housing counts on for better links in future.

For the daily commute, the developer estimates the drive to Nagasandra station at 15 to 20 minutes. Nagasandra is where the metro line along this highway ends, so many residents drive or ride there and take the train into town. Yeshwanthpur, with its railway station, is given as around half an hour away.

For weekends, Nagasandra's IKEA, the BIEC exhibition grounds and the KSCA stadium at Alur are all in this part of the city. Distances to schools and hospitals are not published, so ask residents which ones they use and visit them. Try the run to the metro at peak hour, since the stretch from the gate to the highway can slow down then.

TATA New Haven quotes all sizes as saleable area, and carpet areas are not published. Two-bedroom buyers choose between Compact, 708 sq ft; Optima, 814 sq ft; Ultima, 966 sq ft; and Elite, 1,163 sq ft. The three-bedroom plan is 1,286 sq ft. The 1 BHK with study has sold out.

Tata Housing does not publish prices. Listings show the Compact near Rs. 67.26 Lakhs, Optima near Rs. 77.33 Lakhs, Ultima near Rs. 91.77 Lakhs, Elite near Rs. 1.10 Crore and the three-bedroom plan near Rs. 1.22 Crore. That comes to roughly Rs. 9,500 for each sq ft. Older listings quoted less, so get the current figure for your tower.

A tower holding its occupancy certificate means no GST; in Phases 4 and 5, where work is still being finished, GST applies. Stamp duty and registration are always extra. Request a price breakup that lists:

• Base price for the tower and floor
• Car parking
• Clubhouse membership
• Maintenance deposit
• Power and water connection charges
• GST, where it applies
• Stamp duty and registration

TATA New Haven was registered with Karnataka RERA one phase at a time. The two phases still open are Phase 4, PRM/KA/RERA/1251/309/PR/200103/003103, and Phase 5, PRM/KA/RERA/1251/309/PR/290822/005198. Phases 2 and 3 are registered too and are complete. Find out which registration covers your tower and look it up on the state portal, rera.karnataka.gov.in.

According to Tata Housing, the Nelamangala Planning Authority approved the plan, and Huskur Grama Panchayath issued building licences and the occupancy certificates. The Airports Authority cleared the building height, and BESCOM gave its clearance for power. Occupancy certificates for the earlier towers were issued in batches over four years.

For your tower, collect:

• RERA certificate for its phase
• Sanctioned plan and building licence
• Occupancy certificate, if complete
• Parent title deeds and a recent encumbrance certificate
• Draft agreement for sale

At handover, register the sale deed, have the khata transferred to you and join the owners' association.

TATA New Haven steps 35 towers up in height from 10 floors to 12 and 14 across 25 acres, with gardens and walking paths between the clusters. The share of open land has not been published. Because most of the township is built, you can walk it and judge it yourself; images for later phases are as planned by the developer.

Daily life centres on a clubhouse measuring 2,787 sq m. You might swim in the pool on its roof while the children use their own shallow pool, then head to the gym or the steam room, sauna and spa. The yoga centre suits a quieter start to the day.

Families have a creche, a library and a small cinema room inside the clubhouse, along with an indoor games area, a coffee lounge and a banquet hall for celebrations. Outdoors, there is a half-size basketball court and a tennis court, plus paths for an evening walk. A shopping zone is planned inside the township, so ask whether it has opened. Also ask how maintenance charges are set and who runs the clubhouse today.
