TATA New Haven Ribbon Walk

TATA New Haven Ribbon Walk stands at door number 76B/1, Mambakkam, pincode 600048, on the road that runs from Vandalur to Kelambakkam. VIT Chennai is the next-door neighbour. Most of your trips begin on that road, heading east or west depending on where you work.

The short journeys are well covered. Vijay Shanthi Park Avenue lies roughly 0.5 km away. A school run to Colours Indian School covers close to 1.9 km, and the drive to Kathir Memorial Hospital is near 2.1 km. For a family with young children, that puts a school and a hospital within a few minutes.

The long journeys are less clear. Distances to the nearest railway station, the airport and the IT parks have not been published. If you commute to an office, drive it at the morning peak and again in the evening before you agree a price.

Daily life here is shaped by open land. Karanai Forest lies to one side and the Mambakkam lake to another, so higher flats look across trees and water. Ask the seller which way the flat faces, since a forest or lake outlook can change both the price and how the home feels each morning.

TATA New Haven Ribbon Walk was built in two layouts, and both are sold out with the developer. The one-bedroom plan is roughly 603 sq ft and the two-bedroom plan roughly 999 sq ft, both given as saleable area. No carpet figures exist, so the area written in the seller's own registered deed is what you are paying for.

There is no developer price list. Recent resale listings suggest close to Rs. 7,800 for each sq ft locally, but each owner sets their own figure. View, floor and the wear on tiles, taps and balconies all move the number.

On a completed flat bought from its owner, GST does not apply. Stamp duty and registration fall due at the time you register the deed. Walk the actual flat before you pay a token.

TATA New Haven Ribbon Walk carries TN/01/Building/0010/2020 as its RERA number in listings, yet Tata Housing's website does not display it. Look it up on TNRERA, the state's RERA site. A 2020 number on a project whose first towers were certified in 2017 most likely belongs to a later building, so ask the seller which one it covers.

According to the developer, DTCP has approved the layout, and the scheme holds a green pre-certification. Every building was certified for completion separately. For a resale, ask the seller for:

• Their registered sale deed and every earlier deed back to Tata Housing
• DTCP approval for the layout, plus the sanctioned plan of the building
• Completion certificate issued for your flat's building
• A recent encumbrance certificate for the flat
• Patta or land record showing the undivided share of land
• Latest property tax receipt and a no-dues letter from the association

If you take a loan, the bank will want the same set. At registration, the sale deed moves to your name. Then shift the power and water accounts, your membership of the association and the parking slot into your name.

TATA New Haven Ribbon Walk occupies 15.15 acres, and more than 70% of it is left open. Buildings of up to 17 floors are grouped into a White Woodland zone and a Golden Garden zone. A landscaped walkway, the ribbon behind the project's name, winds between them and leads to the clubhouse.

A morning might begin with a lap of the jogging track or a skate on the rink, then a quiet few minutes in the meditation area. Children have a play area outdoors and an indoor games room for hot afternoons.

The clubhouse holds the swimming pool, a gym, steam and sauna, and spa and yoga rooms. There is a library, a mini theatre and a business centre for a day of remote work. You can eat at the restaurant or book the banquet hall for a family event.

Evenings can move outdoors to the tennis court or the amphitheatre. A party area suits smaller gatherings. Because the community has been lived in for years, ask the owners' association which facilities are running, how the pool is kept, and how much you will pay each month for upkeep.
