TATA Swaram Phase 1

TATA Swaram Phase 1 has no plots left with Tata Housing, which has sold the layout in full. Plots come up for resale from time to time, and each owner sets the asking price. Plot size, facing, a corner or park-side position and the width of the road in front all move that figure. Tell us the size you need and we will share the resale plots on offer.

TATA Swaram Phase 1 has 159 plots, measured in metres on the approved layout. Most of them are the smallest regular size, and 35 plots have irregular shapes. The regular sizes, with square feet rounded, are shown below:

• 9 m x 12 m (108 sq m, about 1,163 sq ft): 91 plots
• 9 m x 15 m (135 sq m, about 1,453 sq ft): 21 plots
• 12 m x 15 m (180 sq m, about 1,938 sq ft): 7 plots
• 12 m x 18 m (216 sq m, about 2,325 sq ft): 5 plots

The 35 irregular plots range from 84 to 306 sq m, or about 904 to 3,294 sq ft. Each plot is bare land, so owners design their own homes within the setback and height rules of the sanctioned layout.

TATA Swaram Phase 1 was laid out with its services in place before the plots were released to owners. The civil works ran from April 2022 to December 2023 and covered:

• Plot formation, internal roads and footpaths
• Water supply lines and storm water drains
• A sewage network and a sewage treatment plant
• Power supply with a transformer, and street lighting
• Solid waste management, tree planting and landscaping

TATA Swaram Phase 1 is registered with the Karnataka Real Estate Regulatory Authority as SWARAM PHASE-1, number PRM/KA/RERA/1250/303/PR/250222/004734, dated 25 February 2022. BIAAPA approved the layout plan on 8 February 2022, and the land carries a residential conversion order. For a resale plot, ask the seller for the sale deed, the khata, the plot's place on the approved layout and a recent encumbrance certificate.

TATA Swaram Phase 1 is complete, with roads, utilities and parks in place. BIAAPA issued the layout's final site release order on 3 January 2024. The completion papers followed in February 2024. The sewage treatment plant holds a pollution board consent to operate valid until September 2033.
