Tattvam Nature NXT lies on Chikka Thirupati Road, pincode 562125, in the Sarjapura belt on the south-east side of Bengaluru. Its address is given as a map code, VRF6+HQH, rather than a street number, so drop that into your map app or ask the developer for a pin. No distances to offices, schools or hospitals are published, so we give none.

A plot is usually bought for a house you will live in a few years from now, so look at both the present and the future. Today, check the road from the main Sarjapur route to the gate, where the nearest shops and clinics are, and whether buses pass nearby.

If you will commute, drive from the layout to your office at your usual time and back in the evening. Families should ask which schools send buses out to Chikka Thirupati. While building your house, you will need regular deliveries of sand, cement and steel, so note how easy it is for trucks to reach the plot. A weekend visit shows how quiet the area is.

Tattvam Nature NXT sells land, not a home. Seven sizes are listed: 1,200 sq ft (30 by 40 feet) at Rs. 76 Lakhs, 1,500 sq ft (30 by 50) at Rs. 94 Lakhs, 1,600 sq ft (40 by 40) at Rs. 1 Crore and 1,800 sq ft (30 by 60) at Rs. 1.12 Crore. Larger plots are 2,000 sq ft (40 by 50) at Rs. 1.24 Crore, 2,400 sq ft (40 by 60) at Rs. 1.48 Crore and 3,000 sq ft (50 by 60) at Rs. 1.84 Crore.

That is roughly Rs. 6,150 to Rs. 6,350 per sq ft of land. Your house will cover less than the whole plot once setbacks are left, so check the permitted floors and setbacks before choosing a size.

The layout is complete, so no GST applies to the plot. Stamp duty and registration are due on the sale value. Ask for a statement showing:

• Plot price and exact area
• Corner or park-facing premiums
• Maintenance deposit
• Water, power and connection charges
• Stamp duty and registration

Tattvam Nature NXT has no RERA registration number published for this layout yet. Ask Tattvam Ventures whether it was registered and look it up on the Karnataka RERA portal, rera.karnataka.gov.in. With a plotted layout, the land and layout papers matter most.

Ask for these before you pay any advance:

• Land conversion order for residential use
• Approved layout plan with your plot number and size
• Release order for your plot from the planning authority
• Title deeds and an encumbrance certificate showing no loans or disputes
• Khata for the plot and the latest tax receipt

A property lawyer should confirm that the plot you are shown matches the approved plan and has been released for sale. Your purchase registers on a sale deed. After that, get the khata moved into your name, since you need it to have your house plan approved. When your house is complete, you will also need an occupancy certificate before moving in.

Tattvam Nature NXT divides 13 acres into 132 plots under its master plan, with asphalt roads, kerbs and footpaths, tree-lined avenues and parks through the layout. The share of land kept open has not been published, so ask for the approved layout plan and find your plot on it. Images are as planned by the developer, but since the layout is built you can walk it yourself.

Life here will feel like a quiet residential street rather than a busy gated tower complex. Mornings could start with a walk under the avenue trees or a game on the multi-purpose court. Children can cycle safely on internal roads behind a boundary wall, with boom barriers and CCTV at the gate.

Behind the scenes, the layout has a water treatment plant, an STP for sewage, central overhead tanks and recharge pits for rainwater. Power and data lines run underground, and street lights are energy-efficient. For the first few years many plots will be building sites, so ask how the association manages construction hours, noise and debris. Ask too what maintenance each owner pays, built or not.
