Getting around from The Line

The Line stands on the Shankarpalli to Hyderabad road at Narsingi, next to Power Welfare Society, in the Kokapet belt of the city, pincode 500075. Your daily trips will start on that main road, so its peak-hour traffic matters more than any distance chart.

The developer has not published travel times or distances to offices, schools or hospitals. Plan your own test runs before booking. Drive to work in the morning rush and come back at the hour you usually leave the office, then time both legs. Parents should also try the school run at the real hour.

With 1,250 families due to use the gates, ask how many entry and exit points the site will have and where they open onto the road. Look at how easy it is to turn in and out during rush hour. Walk the nearby streets to see which shops, pharmacies and clinics are within reach. The refreshment zone inside the campus will help, but it will not replace weekly shopping.

Paperwork and approvals for The Line

The Line has no RERA registration number published by NJC Avenues. Ask for it before you pay anything and look it up on the TS-RERA portal. The entry should confirm the two towers, 33 floors, the approved unit count and the completion date the developer has declared.

As this is an under-construction purchase, ask to see:

  • The RERA registration certificate
  • Building permission and approved plans for Alpha and Omega towers
  • Title deeds and an encumbrance certificate for the 5.5 acres
  • Fire safety approval, given the tower height
  • The draft agreement for sale, with handover date and delay compensation
  • A stage-linked payment schedule and the list of lending banks

At handover, ask for the occupancy certificate for your tower before you move in. Register the sale deed in your name and get the property tax record transferred. Keep every payment receipt safe for your loan and any later sale.

Living at The Line

The Line is planned as two towers of 33 floors, Alpha and Omega, sharing 5.5 acres with landscaped gardens around them. The developer has not published the share of open space. With 1,250 homes on the site, ask for the master plan drawing and look at how much ground is left free of buildings and roads.

A weekday could begin with a session in the gym, a lap in the swimming pool or quiet time in the meditation and yoga area. Some residents will prefer a slow walk along the reflexology path. Children have a dedicated play area, and the sports courts and indoor games area give older ones somewhere to go after school.

The clubhouse is the social centre, with a spa and salon for weekends and a refreshment zone for a quick snack. An amphitheatre is planned for performances and community events. As handovers are some years away, ask which facilities will be finished when you get your keys, and get that list in writing.
