Brigade Tech Gardens Residences stands inside the Brigade Tech Gardens campus in Kundalahalli, Brookefield, on ITPL Main Road, pincode 560037. That puts you on the east side of Bengaluru, in the middle of its IT belt. The developer has not published distances to metro stations, schools or hospitals, so we do not quote any here.

The big advantage is the commute. If your office is inside the same campus, you can walk to work, and if it is elsewhere along ITPL Main Road, the trip is short compared with living farther out. Check this yourself: walk from the tower to your office building, then drive to any other place you visit daily at rush hour.

Living in a business park also shapes evenings and weekends. Weekday traffic and noise come with the address, while weekends may be quieter. Brookefield already has shops, restaurants and clinics around it, so daily needs are close, but ask where the nearest school and hospital are and time those drives. Also ask about visitor parking and how guests get past campus security.

Brigade Tech Gardens Residences has two layouts, both quoted as built-up area and both with a study. The two-bedroom plan has two bathrooms and measures 1,553 sq ft, with a starting price of Rs. 2.05 Crore, about Rs. 13,200 per sq ft. The three-bedroom plan has three bathrooms and measures 1,890 sq ft, with a starting price of Rs. 2.87 Crore, about Rs. 15,200 per sq ft. Carpet areas have not been published.

With only 30 homes, availability is limited, and you may be buying unsold stock from Brigade Group or a resale from an owner. On a ready home with an occupancy certificate, no GST is charged. Stamp duty and registration are payable on the sale value either way.

Ask for a cost sheet or seller's quote that shows:

• Base price and the area it is charged on
• Floor and facing of the unit
• Car parking, and how many bays come with the home
• Clubhouse fees and the maintenance deposit
• Maintenance dues cleared up to date, for a resale
• Stamp duty and registration

Brigade Tech Gardens Residences has no RERA registration number published yet. You can search the Karnataka RERA website (rera.karnataka.gov.in) under Brigade Group, but for a project finished in 2022 the completion papers matter more. Have a lawyer read them before you pay an advance.

Ask for:

• The tower's occupancy certificate
• The sanctioned building plan showing your unit
• Title documents and an encumbrance certificate for the land
• For a resale, the seller's registered sale deed and the chain back to Brigade Group
• The khata and recent property tax receipts
• A no-dues letter from the owners' association

A ready home is transferred by a registered sale deed, not an agreement for sale. After registration, move the khata, the BESCOM account and the association membership into your name. Keep a copy of the occupancy certificate with your papers, since a bank will ask for it if you take a loan.

Brigade Tech Gardens Residences occupies one six-floor tower on a 1.6-acre parcel of the Brigade Tech Gardens campus. With 30 homes, that is about five per floor, so you will know most of your neighbours by name. The project is finished, so you can walk the building and grounds instead of relying on plans; any drawings you are shown are as planned by the developer.

A weekday could start with a session on the yoga deck or a run on the jogging track, with the gymnasium for weights. Children have a play area and the landscaped gardens. On a hot afternoon, the infinity pool is shared by few enough people that it rarely feels busy.

The clubhouse and the party hall take birthdays and weekend get-togethers, and the commercial spaces in the development handle coffee and small errands. Because so few households share the costs, ask what the monthly maintenance charge is and how the clubhouse is run. Check the condition of the pool and gym, since they have been in use since 2022.
