The new-build supply we track here comes from Brigade Group. Brigade Tech Gardens Residences is a completed project on about 1.6 acres, handed over in December 2022, with around 30 homes. Its layouts are 2 BHK and 3 BHK units, each with a separate study, and the listed starting price is about Rs. 2.05 Crore. That puts Brookefield firmly at the upper end of east Bangalore pricing. Because the building is finished, you can walk through the actual flat, the common areas and the parking before you pay anything.

For daily travel, metro stations at Kadugodi and Hopefarm serve the larger Whitefield area, which gives Brookefield residents a rail option without living right beside a station. The main draw is still the ITPL and Whitefield office cluster, so the typical work trip stays inside east Bangalore instead of crossing the city. If you also need to reach Indiranagar or the Old Airport Road side regularly, drive that route at peak hour before you commit.

The trade-off here is choice. An established neighbourhood leaves little room for large fresh launches, so you are more likely to compare a few ready and resale flats than a long menu of pre-launch offers. You also give up the lower entry prices of the newer eastern pockets. Before booking, confirm the occupancy certificate and the khata, ask the owners association about maintenance charges and how water is supplied, and check whether visitor parking is adequate.
