Total Environment After the Rain

Total Environment After the Rain Overview

Total Environment After the Rain is an under-construction villa community by Total Environment at Bettahalasuru, off MVIT College Road, Yelahanka, north Bangalore, pincode 562157. Earlier phases are already lived in, Phase III is the one on sale today, and handover is listed as April 2028, with prices on request. It suits buyers who want a house with its own garden roof, rather than a flat in a tower.

Every home here is a duplex set partly into the ground, with a planted roof on top and a courtyard at its centre. From the lane the houses look low and green; inside they open into two full floors. That design is the reason to visit. It is also the reason to spend real time on site, because light, drainage and airflow behave differently from a regular villa.

The campus spreads over 55–57 acres, and published villa totals range between 333 and 369. Three layouts are listed. The V30 four-bedroom measures 3,184 sq ft, the three-bedroom 4,824 sq ft and the V50 four-bedroom 5,120 sq ft. Prices are shared on request only, and quotes in circulation vary so widely that a developer cost sheet is the only number worth using. Phase III possession is given as April 2028.

This project suits a family with a large budget that wants 3,000 sq ft or more, values unusual architecture and is happy on the airport side of the city. It also suits buyers willing to wait until 2028 for a new Phase III home. Look elsewhere if you need a firm price before your first visit, want to move in this year, or commute daily towards the south or east of Bengaluru. A small household may find even the V30 more house than it needs.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Total Environment After the Rain

Total Environment After the Rain opens its gate onto Bettahalasuru's MVIT College Road, a quieter, greener pocket of Yelahanka named after the engineering college close by. NH 44, the highway to the airport, lies roughly 2.3 km out, so most trips begin with a short run to it. Doddaballapur Road is 6 km or so west.

Frequent flyers gain the most. The developer puts Kempegowda International Airport around 16 km away, which makes early flights and late arrivals far less of a chore than from the centre of Bengaluru. Heading into town, the developer estimates a quarter of an hour to Hebbal when roads are clear, and from there you join the city's main roads.

Daily errands will lean on Yelahanka, an older suburb with markets, schools and hospitals of its own. The developer has not named particular ones, so we do not list them here. If your office is towards the south or east, drive the route at your usual hour before you decide, because the Hebbal junction and NH 44 slow sharply at peak times. On a campus this large, also ask where your villa is relative to the gate.

Homes and prices at Total Environment After the Rain

Total Environment After the Rain offers three villa types, all of them duplexes. The V30 has four bedrooms in 3,184 sq ft, though some quotes stretch it to 3,310. The three-bedroom type is bigger at 4,824 sq ft, despite having fewer bedrooms. The V50, again with four bedrooms, tops the range at 5,120 sq ft. These are built-up figures; carpet areas and plot extents have not been published.

The developer shares prices only on request. Quotes in circulation differ by several crores between older and newer listings, a gap too wide to plan around. Use any figure you hear to open a conversation, not to set a budget, and wait for a written quote before comparing homes.

Phase III villas are still being built, so GST is charged on the building portion of the price. Stamp duty and registration fall due when your sale deed is lodged. Request a cost sheet that shows:

  • Base price and the area it is charged on
  • Plot extent that comes with the villa
  • Club membership and maintenance deposit
  • Any extra for courtyard or roof landscaping
  • GST as its own line
  • Stamp duty and registration

Paperwork and approvals for Total Environment After the Rain

Total Environment After the Rain has six RERA registrations across the campus: one each for Phase 1, IIA, IIB and IIC, another for Phase III, and one for the commercial block. The phase on sale now is registered as PRM/KA/RERA/1251/309/PR/160825/008002, dated August 2025. Search that number on the Karnataka RERA website, rera.karnataka.gov.in, and read the declared completion date, approved plans and quarterly progress reports.

Make sure the number on your agreement matches the phase your villa belongs to. Before you pay a booking amount, collect:

  • The Phase III RERA certificate
  • Sanctioned layout and building plan approvals
  • Title deeds and an EC covering the whole parcel
  • A draft agreement for sale naming the built-up area and plot extent
  • A cost sheet for your specific villa

At handover you should receive the occupancy certificate for the phase, a registered sale deed and the khata in your name, followed by your first property tax bill. If you are buying a finished villa in an earlier phase on resale, ask the seller for the same set, along with the registration for that phase.

Living at Total Environment After the Rain

Total Environment After the Rain keeps a low, spread-out layout: clusters of villas under planted roofs, set among gardens, with the clubhouse and sports areas placed between the groups of homes. Treat any image you are shown as a render, as planned by the developer, unless the space is already built. In the earlier phases much of it is.

A weekday might begin on the jogging track or in the gym, with a swim before work. Children have a play area near the homes, and the outdoor courts fill up after school. On weekends the games room, the spa and sauna, and the cafe give you reasons to stay in, while the party area takes the family events a house cannot. Retail spaces on the campus cover small daily needs, and a commercial Workcation block also forms part of the site.

This community has grown phase by phase from 2017, so check which facilities are open today and which arrive with Phase III. Find out too how residents share the club with the office block, and what your monthly upkeep fee covers, since green roofs and courtyards need regular care.

Frequently Asked Questions

How are the villas here priced?
The developer gives prices only on request. Quotes in circulation differ by several crores between older and newer listings, so none of them is a safe guide. Ask for a written cost sheet on the exact villa and phase you are shown before you compare it with anything.
Can I move in now, or do I have to wait until 2028?
Earlier phases are complete and occupied, so a resale villa there may be ready for you. Phase III, the part the developer is selling now, is under construction, with April 2028 quoted for its handover. Check the completion date declared on the Karnataka RERA website too.
Where is Total Environment After the Rain in Yelahanka?
At Bettahalasuru, pincode 562157, off MVIT College Road. NH 44 lies roughly 2.3 km out and Doddaballapur Road 6 km or so west. The developer gives the airport as around 16 km away and Hebbal as a quarter-hour run when roads are clear.
Which RERA number applies to the villa I am offered?
That depends on its phase. Phase III holds a registration of its own, dated August 2025, while Phases 1, IIA, IIB, IIC and the commercial block each carry separate numbers. Match the one on your agreement to your villa's phase on the state RERA website.
Why is the three-bedroom villa larger than the V30 four-bedroom?
Published figures give the 3 BHK 4,824 sq ft against 3,184 sq ft for the V30 with four bedrooms, so bedroom count and floor area do not move together here. Ask for both plans, compare room sizes rather than bedroom numbers, and confirm each area in writing.
Who is this villa community right for?
Families with a large budget who want 3,000 sq ft or more, like an unusual earth-sheltered design and are content in north Bengaluru near the airport. If you need a set price before visiting or a quick move-in, a finished home elsewhere may serve you better.

About the Builder

Buying from Total Environment means paying for design: homes are drawn project by project, with terraces, exposed brick and timber, rather than a repeated floor plan. In Bangalore, the list runs from Whitefield in the east to Yelahanka, Jakkur and Hennur Road in the north. There are also plots in Devanahalli, villas near Nandi Hills and flats in JP Nagar and on Kanakapura Road.
