There are also plots in Devanahalli, villas near Nandi Hills and flats in JP Nagar and on Kanakapura Road.
The firm was started in 1996 by two architects and works out of Bengaluru, doing design, building, interiors, landscaping and upkeep itself. More of its Bangalore work is finished than under way. Completed names include Windmills of Your Mind in Whitefield, delivered in December 2017, and The Magic Faraway Tree on Kanakapura Road. Current work includes In That Quiet Earth off Hennur Road, a 37-acre community built in phases, and Down by the Water in Jakkur, due from 2029.
Timelines here are long and phased, so check the RERA registration of the phase you are buying. The Tower 8 target at In That Quiet Earth is December 2032, and After the Rain in Yelahanka shows April 2028 for Phase III on listings. For villa projects, compare unit counts in the agreement with what the brochure says, because listings disagree on After the Rain. Ask for a cost sheet with GST, parking and the club charge set out.
These are not entry-level homes. Apartment prices start near Rs. 3 Crore at In That Quiet Earth and reach about Rs. 6.23 Crore at The Magic Faraway Tree, while Tangled Up plots in Devanahalli begin around Rs. 2.03 Crore. The small Workcations units, from about Rs. 36 Lakhs, are office spaces rather than homes. Buyers who value architecture and space over price per square foot are the natural fit.
