No distances to offices, metro stations, schools or hospitals have been published for the project, so none are quoted here. Before you shortlist a flat, drive your commute at the hour you would normally leave, and repeat the trip home in the evening. Note how long it takes to get from the layout onto the main roads.

A finished building also lets you see the street as it is today. Visit on a weekday morning and again at the weekend, watch how cars queue at the gate, and look at where visitors park. Ask the seller how many covered bays belong to the flat, because street parking in older layouts can be tight.

• Fittings and fixtures that stay in the home
• Stamp duty and registration on the full value

Total Environment Learning to Fly does not show a published RERA registration number. Ask the seller or Total Environment for it and look it up on the Karnataka RERA website, rera.karnataka.gov.in. Because the building is complete, the documents below carry more weight than any registration.

Before you pay an advance, collect copies of:

• The occupancy certificate for the seller's tower
• The sanctioned building plan, to compare with the flat
• The seller's registered sale deed and the earlier title chain
• Khata in the seller's name and the latest property tax receipt
• An encumbrance certificate covering recent years
• A no-dues letter from the residents' association

If the seller still has a home loan on the flat, ask how it will be closed and when the bank will hand back the original deeds. At registration you sign a sale deed with the seller at the sub-registrar's office. After that, apply to have the khata moved into your name.

Total Environment Learning to Fly has three 20-storey towers on 3.77 acres, so the grounds are compact and one club serves all 202 homes. The open-space share has not been published. As the project is finished, you need not rely on renders as planned by the developer; you can walk what was actually built.

A typical morning might start on the jogging track or in the gymnasium, followed by a swim. Shops inside the campus handle small errands, and the cafe gives you a place to meet a neighbour or take a call. Children have a play area and outdoor courts for the hours after school.

Evenings can end in the landscaped gardens or in the spa and sauna. The games room fills rainy weekends, and the party area takes birthdays and family events. Ask the association what the monthly maintenance charge is, how the club is booked, and when the pool and gym were last refurbished. Once a building has aged a few years, upkeep tells you more than the amenity list.
