The site is close to the junction where NICE Road meets Kanakapura Road, so you have a ring road on one side and the main road into the city on the other.

Your neighbours are established south Bangalore areas. Anjanapura, Uttarahalli, Konanakunte and Subramanyapura are close by, as are Kumaraswamy Layout and JP Nagar Phases 8 and 9. Daily shopping, schools and clinics in those areas are already running, since this is not a new corridor waiting for services.

The developer has not published distances to offices, metro stations, schools or hospitals, so we quote none here. Drive to your workplace at your normal hour and back in the evening before you decide, since the route through the junction can be slow at peak times. With 434 homes in 4 tall blocks, also ask how many parking bays come with your flat and where visitors park.

Total Environment The Magic Faraway Tree publishes two layouts, both quoted as built-up area. The C20 is a single-level 3 BHK of about 2,753 sq ft. The D35 is a 3 BHK duplex of about 4,498 sq ft, with rooms split across two floors. Carpet areas have not been published, so ask for them before you compare this with other projects.

The C20 starts at Rs. 6.23 Crore and the D35 at Rs. 10.21 Crore. That works out to about Rs. 22,600 and Rs. 22,700 per sq ft respectively. A separate figure of Rs. 7,500 per sq ft is also listed for the project and does not agree with these prices. Get the developer's current price list in writing.

As the homes are complete, GST should not apply to a flat with an occupancy certificate. Stamp duty and registration are payable on every purchase. Ask for a cost sheet that shows:

• Floor-rise and facing premiums for your flat
• Parking bays included
• Club membership and maintenance deposit
• Stamp duty and registration

Ask Total Environment for the RERA number, if one exists, and check it on the Karnataka RERA website (rera.karnataka.gov.in). If the developer says registration was not needed, get that answer in writing.

You are buying a finished flat, so the papers should prove what exists. Before paying a token amount, ask for:

• The occupancy certificate for your block
• The BBMP/BDA approved building plan showing your flat
• Title deeds and an encumbrance certificate for the land at Sy. No. 32/1 and 33/1
• Khata and the latest property tax receipt
• A draft sale deed stating the area and parking

If you buy from an owner rather than the developer, add the owner's registered sale deed and a no-dues letter from the residents' association. At handover you sign and register the sale deed. After that, transfer the khata and the electricity account into your name.

Total Environment The Magic Faraway Tree comprises four blocks rising as high as 31 floors on 12 acres, with a clubhouse at the heart of the shared spaces. The developer has not published how much of the site is open space, so ask for the approved site plan. Because the project is finished, you can walk the grounds and the club instead of relying on renders.

A morning might start with laps in the swimming pool or a session in the gymnasium, then a run on the jogging track. Players can book the squash court, the badminton and tennis courts or the other outdoor courts. Children have a play area, and the landscaped gardens and the terrace garden give everyone a quieter place to unwind.

Evenings and weekends move indoors. The spa and sauna are there for rest, the games room for a rainy afternoon, and the party area for birthdays and family events. Retail spaces within the project cover some small errands. Ask what the monthly maintenance charge is, what it includes, and which facilities need a separate fee or a booking.
