Trendsquares Akino faces Silver Oak Main Road, Panathur, which falls within the Varthur hobli, pincode 560087. Panathur Road is the connector between the Outer Ring Road and Varthur on the eastern side of Bangalore. For many residents, that makes the daily question simple: how quickly can I reach the Outer Ring Road?

From here, the tech parks along the Outer Ring Road, as well as Bellandur and Marathahalli, are all a drive away. Whitefield lies further to the north-east, so it is a longer run. The developer has not published distances or drive times, and we do not guess at them. Try the route to your own office on a weekday morning, and again in the evening, before you decide.

Day-to-day needs are close at hand. Schools, hospitals and shops line Panathur Road, and more are found in Varthur. With 394 families moving in, the approach road will get busier once the project fills up. Ask how wide Silver Oak Main Road is at the gate, and whether any widening is planned.

Trendsquares Akino has two layouts planned. The 3 BHK is roughly 1,550 sq ft and costs between Rs. 1.72 Crore and Rs. 1.92 Crore. The 4 BHK is roughly 1,980 sq ft and costs between Rs. 2.19 Crore and Rs. 2.23 Crore. Both come to close to Rs. 11,100 per sq ft at their lowest price. The developer has not stated whether these areas are built-up or super built-up, and carpet areas are not published.

Since the homes are under construction, GST is payable on the price, on top of stamp duty and registration. The gap of Rs. 20 Lakhs within the 3 BHK range is large for one layout, so find out what drives it. Ask for a cost sheet that shows:

• Carpet area and the area the rate is charged on
• Floor-rise and facing charges for your unit
• Car parking and the number of bays
• Clubhouse fee and maintenance deposit
• BESCOM and water connection charges
• GST as its own line
• Stamp duty and registration
• Payment schedule tied to construction stages

Trendsquares Akino has no RERA registration number published so far. Because the homes are still being built, the project needs to be registered before sale. Ask Trendsquares for the number and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry will show the approved plan, the declared completion date and the promoter's quarterly progress updates.

At this stage, ask for:

• The RERA registration certificate
• Title deeds and an encumbrance certificate for survey number 51/1
• The land conversion order for residential use
• The sanctioned building plan for the three towers
• A draft agreement for sale, with the handover date, penalty clause and payment schedule
• Name of the bank holding any construction loan on the project

Have a property lawyer check these before you pay the booking amount. At handover, ask for the occupancy certificate for your tower, then register the sale deed in your name. After that, apply for the khata and move the BESCOM account into your name.

Trendsquares Akino places three towers of 17 floors on 4.7 acres, with 394 homes between them and a shared clubhouse and gardens. The share of land left open has not been published, so ask for the approved site plan. All images are as planned by the developer, since the project is still being built.

An ordinary day could start with an early walk on the jogging and cycle track, or a session in the yoga zone. The gym is in the clubhouse, along with an indoor games area for rainy afternoons. Planted areas and landscaped gardens run between the towers, so part of your walk will be under trees rather than along a car park.

Children get their own pool next to the main one, a play area and several sports courts. In the evenings and on weekends, the amphitheatre and the party hall give families a place to gather. Ask the developer when the clubhouse will be finished relative to the towers, how it will be run, and what the monthly maintenance charge will be once residents move in.
