Trendsquares World of Gardens is at Kodigehalli, served by the Sadaramangala post office, pincode 560067. That places it in the Whitefield belt of east Bangalore, one of the city's largest clusters of both homes and offices. If you or your partner already work in Whitefield, the daily commute could stay inside the same part of town.

The developer has not published distances to tech parks, schools, hospitals or metro stations, and we do not guess at them. Before you book, drive from the site to your office at the time you would actually leave. Repeat the trip for the school run, since that is the journey you will make most often.

With handover set for 2030 onwards, the neighbourhood you move into may look quite different from the one you visit now. Ask what roads, shops and schools are planned around Kodigehalli over that period. Keep in mind that 648 families will use the same gates when the towers are full. Look closely at the width of the approach road and at how traffic will enter and leave the site at peak hours.

Trendsquares World of Gardens has two layouts. The 3 BHK measures roughly 1,740 sq ft and starts at Rs. 1.74 Crore, which is Rs. 10,000 per sq ft. The 4 BHK measures roughly 2,030 sq ft and starts at Rs. 2.3 Crore, near Rs. 11,300 per sq ft. The developer has not said whether these are built-up or super built-up areas, and carpet areas are not published.

In towers of 34 floors, the same plan can vary a lot in price from the lower floors to the upper ones. Payments will follow the construction stages through to 2030. GST is charged on each instalment, while stamp duty and registration come at the end. Ask for a cost sheet listing:

• Carpet area and the area on which the rate is charged
• Floor-rise and facing premium for your unit
• Car parking charge and number of bays
• Clubhouse membership and advance maintenance
• BESCOM, water and generator connection charges
• GST on each instalment
• Stamp duty and registration
• A payment schedule tied to construction stages, not calendar dates

Trendsquares World of Gardens still has no published RERA registration number. Any project selling homes that are still being built must be registered, so ask Trendsquares for the number before you pay anything. Look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry will show the approved plan, the declared completion date and the quarterly updates on progress.

With handover years away, these are the documents to ask for now:

• The RERA registration certificate
• Title deeds and a recent encumbrance certificate for survey number 27/1
• The land conversion order for residential use
• The sanctioned building plan for all four towers
• A draft agreement for sale, with the completion date and delay compensation
• The name of any bank that has financed the construction

Have a lawyer review the set before your first payment. Over the years that follow, compare the quarterly updates on the RERA site with what you see at the site. When your tower is complete, collect the occupancy certificate and register the sale deed. Then transfer the khata and the BESCOM account to your name.

Trendsquares World of Gardens spreads four towers of 34 floors across 12 acres, with shared facilities and gardens laid out between them. The developer has not published the open-space share, so ask for the approved master plan. Check which tower lies nearest the clubhouse and gardens. Every image today is as planned by the developer.

Picture a weekday that starts on the yoga deck or in the meditation space, before the heat builds. The gym and fitness areas are part of a clubhouse of 35,000 sq ft, which also holds the pool and an indoor games zone. Younger children can go to the creche, and the play area and sports courts fill the hours after school. The jogging and cycling tracks loop through four signature gardens.

Evenings and weekends move to the open amphitheatre, the sky cinema and the multipurpose party hall, which you can book for family events. With 648 households, bookings may be competitive, so ask how the club will be run and what the maintenance will cost. Also ask whether the clubhouse will be ready at first handover or only once the last tower is finished.
