TVH Bloom Plots lies off Elcot Avenue in Sholinganallur, pincode 600119. Sholinganallur stands on Old Mahabalipuram Road, the stretch of south Chennai better known as OMR and lined with tech offices. For many families here, the working day starts and ends on OMR.

The ELCOT IT park is on the same avenue that gives the address its name, so some residents may have a short commute. Roads from Sholinganallur also lead to Velachery and to the East Coast Road.

The developer has not published distances or travel times to any of these, nor to schools, hospitals, stations or the airport. So treat any figure you hear on a sales call as an estimate.

Before you buy, drive your own routes at the hours you would use them. Go to your office at the morning peak and back in the evening rush. Time the school run on a weekday, and find the clinic and grocery shop you would actually use. If you plan to build later, visit more than once, since a plot is often a long hold.

TVH Bloom Plots is a plotted layout, so you buy land and build your own home. Four sizes are on offer. The smallest, 20 x 30 feet or 600 sq ft, costs from Rs. 42 Lakhs. A 30 x 40 foot plot, 1,200 sq ft, costs from Rs. 84 Lakhs.

Going larger, 30 x 50 feet or 1,500 sq ft is from Rs. 1.05 Crore. The biggest, 30 x 60 feet or 1,800 sq ft, is from Rs. 1.26 Crore. All four work out to about Rs. 7,000 per sq ft. Ask whether corner or park-facing plots carry an extra charge.

Land does not carry GST. Stamp duty and registration are paid on the sale value. The house you build later is a separate budget, and GST applies to that construction contract.

TVH Bloom Plots has no RERA registration number published by TVH True Value Homes for this layout. Ask for it and check it on TNRERA, the Tamil Nadu RERA portal, before you pay a token amount.

A plot is only as good as its papers. Before you agree a price, ask the developer for:

• Land conversion order for residential use
• Approved layout plan showing your plot number and size
• Release order for the plots from the approving authority
• Title documents for the land and a recent encumbrance certificate
• Draft sale deed for your plot

Have a lawyer read the title and confirm that no loan is charged on the land. Check that the plot on the ground matches the dimensions in the approved layout.

At registration, the sale deed moves the plot into your name. After that, update the land and tax records so they show you as the owner. You will need those records, and the approved layout, when you apply for your own building plan. Keep copies of every payment receipt.

TVH Bloom Plots has 70 plots on 8 acres, set along asphalt roads with kerbs and culverts. Paved footpaths run beside the roads, with trees and shrubs on both sides. Every road and plot carries a sign, so visitors and delivery drivers can find your gate.

A morning here could start with a run on the jogging track or a session at the open-air gym. The yoga area suits a quieter start. After school, children have a play area, and the badminton court gives the evening a game.

Landscaped parks and the party area are where neighbours meet. You can host a birthday there without leaving the gates. A raised compound wall runs around the boundary, with guards at all hours and CCTV on the main points.

Services are laid underground. Power cables end at each plot, and pipes carry voice and data lines. Water comes through buried pipes from an overhead tank, fed by a sump that stores borewell or city supply. Before choosing a plot, look at where the parks fall, since a plot facing green space is often quieter.
