TVH Quadrant stands at Door No 7 and 8, Five Furlong Road, near Guindy, pincode 600032, on survey number 58/1. The project is filed under Adyar, and it lies in an older, well-built part of south central Chennai. Most trips begin on Five Furlong Road.

Living here means joining a settled neighbourhood, not a new suburb waiting for shops and roads. The streets around you already carry homes, offices and daily services.

The developer has not published distances to metro or railway stations, the airport, schools, hospitals or office parks. So any travel time you hear is an estimate. Before you pay a token, drive the routes that will shape your week.

Go to your office at the morning peak and come home in the evening rush. Time the school run on a weekday, and find the hospital you would use in an emergency. Visit on a weekend evening too, when traffic changes. Since families have lived here since 2017, talk to residents about parking for visitors, noise from the road, and how long their commute really takes.

TVH Quadrant offers two layouts, both quoted as built-up area. The three-bedroom home is about 2,235 sq ft, from Rs. 4.2 Crore. The four-bedroom home is about 3,595 sq ft, from Rs. 5.3 Crore.

That works out to roughly Rs. 18,800 per sq ft for the smaller home and roughly Rs. 14,700 for the larger. The four-bedroom home adds about 1,360 sq ft for about Rs. 1.1 Crore more. In a 19-floor block, height and facing can also move the price, so ask for a floor-wise quote.

The homes are completed. A flat with its occupancy certificate is not charged GST, but stamp duty and registration apply. Ask for the carpet area as well.

TVH Quadrant does not yet show a published RERA registration number. Ask TVH True Value Homes or the seller whether one exists, and search for it on TNRERA, the state's RERA site, before you pay a token amount.

For a finished flat, the papers must prove the block is lawful and the title is clean. Ask for:

• Completion or occupancy certificate for the block
• Sanctioned building plan with your flat marked
• Title documents for the land and a recent encumbrance certificate
• Patta or land record for the undivided share
• Latest property tax receipt for the flat
• No-dues letter from the owners' association
• Draft sale deed for your flat

If you buy from an owner rather than the developer, also check every earlier sale deed and confirm no loan is still charged on the flat. Compare the flat on the ground with the sanctioned plan for any later alterations. At registration, the sale deed moves into your name. Then transfer the property tax record, the power connection and the association membership.

TVH Quadrant is a single 19-floor block on 2.2 acres, shared by 180 households. With a single building, everyone uses the same lobby, lifts and facilities. Five automatic lifts serve the floors, so ask how long the wait is at the morning rush.

A day could begin with laps in one of the three swimming pools, or a session in the gym. The clubhouse runs across three levels. You might end the morning with a coffee at the cafe before heading to work.

Weekends slow down. The spa and salon are on site, and children and adults can spend time in the indoor games area. The party area lets you host a birthday or an anniversary without booking a hall outside.

A resident manager is on hand at all hours, and guards, an intercom and CCTV cover security. Generator backup runs to every flat. Renders you may be shown were planned by the developer, but here the building is finished, so judge the real thing. Look at the pools, the clubhouse and the spa, and ask what the monthly upkeep costs.
